Description

Description

Freshly remodeled private estate property with three living areas, office space, 4 bedrooms, 3 & 1/2 bathrooms, a large heated swimming pool, all on 1.5 acres of landscaped lawn abutting 20 acres of conservation land.

First floor: Down the hall from the front entry is an open living/dining/kitchen space focused around a gas fireplace backing to a large deck all overlooking 20 acres of conservation land. Off the kitchen is a cozy den/TV viewing room with beautiful custom built-ins. A private hall off the living room leads to a quiet office or swing bedroom/nursery space and then the large primary bedroom featuring a king bed and an en-suite full bath and walk-in closet.

Second floor: Up the stairs is another intimate den, a second primary queen bedroom with an en-suite full bath and walk-in closet, and two more bedrooms (one with a queen and one with two twin beds) that share a shower bath.

Outside the property the yard is beautifully landscaped with a large but private front lawn and a fenced-in backyard that includes a large back deck, heated pool, pool deck, an outdoor shower and a pool cabana house with a changing area and a shower bathroom. The neighborhood feel is ''rural''. Accordingly, the neighborhood homes are spaced with privacy in mind. Burnt Swamp is a quiet, very low traffic, sandy lane that is great for walking. From the house, which sits on a gentle rise, there are beautiful sunset views over the surrounding conservation land.

Although the property is private and quiet, it is only a short distance via the bike path on Hummock Pond Road to both the Town in one direction and Cisco (the beach, the brewery, the fish market and the farm) in the other.

My name is Edward Mills. I've spent summers on Nantucket my entire life, as did my father and mother (they met there in their teens), as did my grandparents on both sides and my great grandparents on my father's side. My paternal grandfather built the house we owned on Hinckley Lane in 1948 when he was released from the navy after serving his country in WW II. I shared ownership of this house with my 2 sisters and 3 cousins. The house at 8 Burnt Swamp Lane was purchased by my wife and I in the fall of 2021. The house on Traders Lane was purchased by my sister and I in the fall of 2019.

I now live in Austin, TX with my wife Kimberly. We have 6 grown children ... who also spent their summer vacations on Nantucket. These days, our 7 grandchildren all can't wait to come stay with Granny and Granddad on the Grey Lady of the Sea. I think that is 6 generations of Nantucket lovers and counting ...

What is special about this property?
Traders Lane is a historic Nantucket whaling captain's home built around 1750. It's protected by a preservation easement governed by the Nantucket Preservation Trust. Even though it is over 270 years old the home lives very comfortably today. The rooms are large, with high ceilings and are nicely appointed. There are multiple living spaces including a fabulous sunroom overlooking a large yard. There is offstreet parking for two cars and its just two blocks from the heart of downtown.

Burnt Swamp Lane is a quiet, sandy lane about a mile from town and just down the Cisco bike path from everything ''Cisco'' - the fish market, the brewery, Bartlett Farm and one of the best beaches on the Island. The home is a privately tucked-in yet elegant summer house with a heated pool and all the comforts of a modern home. The main floor boasts an open living, dining and kitchen area that everyone just loves. Finely furnished and appointed you will want to come back again and again.

What is special about your town?
Nantucket? It is truly one of a kind.
