This 3 bedroom, 2 1/2 bath cottage is located 3 blocks from downtown Edgartown on a safe, dead-end lane overlooking Sheriff's Meadow Wildlife Sanctuary. It's also just a 10-15 minute walk to Fuller Street Beach. The house has a gourmet kitchen, dining room, large living area with huge windows, entertainment center with TV/DVD/VCR, and a fully equipped wet bar.

In the main house there are 2 master bedrooms. One has a king sized bed, entertainment center, private large master bathroom and a balcony that overlooks Sheriff's Meadow and Nantucket Sound. The second master bedroom has a king sized bed and a full bath in the hall. An upstairs bedroom has 3 single beds and a 1/2 bath. Two of the single beds can be easily converted to a king.The studio has a double Murphy bed and full bath room. The new addition and all the bedrooms are fully air-conditioned. There is a large stone patio with a gas grill and a beautiful lawn. There is also a wonderful enclosed outdoor shower. Some of the outdoor furniture on the balcony and patio is Brown Jordan.



Included in the rent is the use of Black Point in Chilmark, one of the most beautiful private beaches on Martha's Vineyard. Black Point is a 30 minute drive from the house, and you will be given a key that will give you access to this property. The nearest beach to the house is Fuller Street Beach, next to the Lighthouse, a 10 to 15 minute walk.

    Look no further, this house is special!

    We have stayed at this wonderful home several times over many years. You simply cannot find a better Edgartown location. The street is really quiet and private, but you can also walk everywhere. All the Edgartown restaurants and shops are minutes away! Pack up and walk 5 minutes to Fuller Street beach.

    We adore the charm of the original home - with ship lap and very Vineyard style. The kitchen is really well equipped with nice pots/pans, etc. It is great to have two bedrooms and 1.5 baths in one space, with another bedroom on the other side of the house. The addition has a big, bright, open living room and a spacious master suite. All the beds and furniture are comfy too!

    The home is clean and very well maintained. Outdoors you have a nice yard - large for in-town - with a grill and picnic table.

    The owner also allows coveted access to a private key beach which is GORGEOUS.

    If you are considering this gem, do it!!

    Perfect Edgartown Vacation Home

    This home's location on a dead end street, just outside the bustling downtown area, offered the perfect combination of peaceful, quiet location with an easy walk to the shops, galleries and restaurants of Edgartown. The beds and furnishings are comfortable, the kitchen is well appointed with everything you could possibly need and the charm of the historic section of the house wraps you in Martha's Vineyard history as shared by the host, Rick, through his notes on the history of the house and his family on the island. A trip to the private beach included with the rental was gorgeous and should not be missed. We definitely plan to return and rent this house again. show more show less

    Awesome Place

    We are a family of 8 and we usually stay in OB but this year we decided to try Edgartown. We wanted to make sure the place had some of that "MV character" but with some modern conveniences like air conditioning. (This year we really needed it!) This was an amazing property, very clean and the yard and patio were amazing. We were able to walk to the chappy ferry and our favorite restaurant (Raw 19 Bar) within minutes. The place was cozy and comfortable and the Black Point private beach was a major plus. Black Point beach has great white sand and big waves as it faces south and the boardwalk to the beach was quick and easy and very well maintained. The path through Sheriff's Meadow was well maintained and the meadow is beautiful (we also sort of enjoyed the sounds coming from the nearby tennis courts LOL). We had friends over for a lobster dinner one evening and the outdoor propane cooking burner was REALLY nice to have. We have always had to cook our lobsters indoors in the past and there is NO comparison. Our teens enjoyed the privacy of the separate outbuilding and was nice for the whole family to be able to spread out. The owner was a great communicator and checked in periodically to make sure we were having no issues! Highly recommend! show more show less

    Oh my

    50 years of visiting the Vineyard and this place is our all time favorite because
    1.It is on the actual village of Edgartown where you walk to shops, restaurants, docks etc. Evening strolls for ice cream or dinner, morning walks on quite and quaint streets and a back yard that features and walking path thru a preserve.
    2. House is immaculate and unique, combining an historic section and a wonderful contemporary section. So we'll cared for and comfortable
    3. Rick, the owner cares so much about your stay.

    Wonderful, Historic, Edgartown House

    Our family loved staying in Rich's lovely Edgartown home. The house was immaculate and so clean and accommodating with all the amenities that you would want, from an oversized backyard grill and lobster pots as well. We especially loved how close the house is to Edgartown center. After a long day on South Beach it was so nice to be able to get back to the house and shower and just walk down to our favorite restaurants for dinner. Not having to battle for parking spaces was the best. Rich was such a pleasure to deal with and we will certainly be back next year! show more show less

    Wonderful vacation home! Perfect location, quiet but in the heart of downtown!!!!

    Our recent stay in this wonderful home was more than we could have imagined. Best location on a quiet side street with quick walking access to everything in downtown Edgartown! Combination of historic charm with modern amenities. Beautiful and spacious yard with access to Sheriffs Meadow (a peaceful and beautiful walk to remember).

    The kitchen had everything needed and the charming dining table fit our family and more. The new addition family room was perfect for gathering with easy access to patio, yard and grilling area. Windows galore in the family room to take in the outdoors and sunshine. Bedroom in new addition was updated and spacious with a balcony to take in the view and enjoy morning coffee. Bathroom was updated and had large soaker tub! The home was a perfect fit for our family 4 plus our 2 parents. Bedroom on 1st floor with full bath for our parents to access easily.

    The location for our teenagers to walk and access everything downtown.

    The access to the coveted Black Point keyed beach was an absolute treat. Incredible waves, amazing views and no crowds. We will definitely return to this home!!!!!

    Perfect getaway

    We loved our stay at this beautiful home! You can't beat the location- on a quiet side street, but easy walking distance right into downtown! Having Sheriffs Meadow in the back yard was a lovely walking path, and the back yard was spacious with great seating area, grill, and tables. The new addition worked well with our group because we had a baby with us and it allowed us to have a private space where I didn't need to worry about noise.     Spacious Classic Vineyard Home in the Heart of Edgartown

    We just completed our third extended-family vacation at this beautiful property. We are a family of six adults (three couples) and four grandchildren (ages 3 months to 10 years). This year we rented the home for one week, last year we rented for two weeks, and in our first year we rented it for one week. We have been vacationing on the Vineyard for seven years now and this is the third different property we have rented.

    For our seven years we have rented in Edgartown because we love the walking access to the village (dinner, drinks, shopping, entertainment), the proximity to State Beach (great for children) and South Beach/Katama but most especially because of the access to Black Point Beach which is unparalleled and is the way MV used to be.

    We have loved the dining room which we understand was once a boathouse and we share our family meals there. We have also loved the spacious living room where we can all gather to talk, share a beverage, or work on a jigsaw puzzle. The patio is a wonderful place to gather as well; private (abuts Sheriff Meadow), and provided with grill, picnic table and comfortable seating. There's usually a bocce game underway on the lawn. The kitchen is well equipped if a bit small for a large group (but we managed). The outdoor shower extremely useful; in fact, we rarely use the bathroom showers. The beds comfortable and the bedrooms of ample size. The master bedroom with its large bath, bed, TV and deck is especially nice.

    For our family, we found the guest house only useable for adults. Its proximity to the street and distance from the house made us uncomfortable to use it for young children alone. We also found the stairs leading to the "dorm" bedroom (3 twins) above the dining room a bit challenging for children the age of our children. The stairs, however have hand rails, are well-lit, and there's a half bath in the bedroom so no one has to wander at night.

    Our host has been tremendous. His communication is outstanding and he's always interested in learning how he might improve the experience. He's made changes over the years we've rented here so we know he's listening to people he shares his home with.

    A Wonderful Summer Getaway!

    For the past six years now, my family has been vacationing on Martha's Vineyard. Three or so years ago we were looking for a new location to house our growing family and some friends for a summer week. We came upon this home and were blown away. Not only is it well maintained but it's extremely well-situated in the heart of Edgartown and only a brief walk to main street as well as the local beach. My kids have been making some wonderful memories in the backyard playing ball and running around. The home has ample space and as you can tell from the picture(s), really has that MV charm! The landlord Rick, is a VERY reasonable and kind person who makes himself available and is always asking for ways he can help to improve the experience.     Peace and quiet but easy access to downtown Edgartown

    This home is a talented blending of old and new architecture, with picturesque island glimpses from each and every window. The location combines the peace and quiet of being away from it all, along with easy access to the hub of Edgartown's Main Street and lovely adjacent lanes. Those in-the-know about Edgartown will find this a perfect spot. The house borders the many paths of Sheriff's Meadow, which provide fabulous walks and easy access to the Yacht Club's tennis facilities and fabulous views of Eel Pond and Nantucket Sound.

    The house is fully and beautifully furnished and does not lack a thing. Three ensuite bedrooms provide comfort and privacy to all who visit. Entertaining is a breeze, with a cleverly-designed kitchen, historic dining room, great living room with an adjacent bar, and a grill deck, too. In addition, there is a stone patio as well as a new outdoor shower.

    The master bedroom provides a wonderful retreat with a lovely water view deck, spa-like master bath and is furnished with lovely mahogany antiques. The house is air-conditioned and has paddle fans in the living room and master bedroom.

    Another amenity is that of having a key to Black Point Beach in Chilmark. It's an incredible place to visit and the vast beach takes you back decades to what all Vineyard beaches were once like. It's a great way to explore up-island, too.

    The home's owner is very friendly and anxious to please his tenants. He is a long-time Vineyard visitor and knows everything about the island. You'll find lots of suggestions for dining out and other activities at the house. It would be difficult to imagine not having a perfect visit to Martha's Vineyard, should you ever stay at this home.
