Custom Built upcycled home, major renovation 2024, on private 3 acres abutting conservation land. Living, dining and kitchen with two bedrooms on upper level, to capture the crashing waves and breeze. You'll dine even higher up on the spacious deck among 200 year old oaks.
The kitchen and much of the house is stocked : paper goods, base medical, spices, on and on. We want you on the beach, or in the Jacuzzi bathtub, not searching for odds and ends. Beach chairs, umbrellas, all linens provided.
This is a nature lovers paradise. Directly across from Sheriff's Meadow Quansoo Farm conservation land where you can walk trails to Quansoo Farm. One of the original locked gate associations. Far away from any new housing.

A juliet balcony off the living room with bird feeders and gorgeous sunsets.
No dining table inside on second floor, instead a kitchen peninsula with high stools that seats 4-5.
The available beds in addition to the 2 queens upstairs are a downstairs queen foam fold out (no vicious bars) that we place a thick aerobed on top, well held in place by loveseat arms. This is Not just an airmatress.

Both floors look out on the 3 acre meadow with wandering deer. The field is conserved to mimic the old farming and natural ecosystem.

Lady slippers, fungi, lichens, fireflies; The Luna moths dancing on the deck. The mother deer with two fawns and daily osprey over head. The Gray tufted titmice, cardinals, all 3 New England woodpeckers, gold finch, Phoebes, Towhees, mourning Doves, hummingbirds... without entering the woods.
This is considered a cottage by some, but because of the extra space on the redone deck [2024] , it feels bigger than it is, can hold at least 12 people.

If you're looking house that reminds you of home in the city this isn't it. This is an immersion into nature meditation and curiosity. Perfect for those who wish to pick up books from our nature library and learn or teach children what the natural world is.

Built from reclaimed wood from a Yankee Barn plan, the very high ceilings makes it feel spacious.

The downstairs can be used as a stand-alone semi-apartment, especially for older knees to avoid the stairs: mini fridge, microwave. However there is no closed door bedroom. Large dining table seating 6 can easily be pulled out to seat 8 but is used as a work space by most people; a bucolic spot looking out a picture window. Printer provided.

A long couch faces the TV for movie nights in front of the Gas fireplace. With stereo.

You can park your children down here with the games and books and get adult time above.

This is not a good house if you really want to be in the big towns. Going ''out'' is going through the rolling Chilmark hills, Menemsha with the famous fresh seafood at Larson's and beach. The famous markets: Farmer's, Art at the old Agricultural building are right up the way before even ''Alley's Store'' and across from a gas station.

    What we love best

    This was our second three week stay at this home with plans for a third during summer 2022. It is exactly what we thought it would be and how the host advertises it. We are two adults and three teenage children with two dogs and have been spending summers on the island since 2006 (pretty much every summer since then). We found a home that provided everything we needed for a trip that focuses on the island itself.

    We love LVB and Quansoo Beach, and our walks through Quansoo Preserve which essentially abuts the house are magical — different every day and changing depending upon the time of day. This is total privacy and a focus on the birdsong and trees and rabbits and deer. Standing on the deck and looking at the night sky is terrific. There were chairs and umbrellas and boogie boards for beach days. Anything we needed was there to cook. We explored the games and books left behind. Totally stocked with food and sundries.

    The host has been consistently responsive before, during, and after our stay. Thank you.

    House has seen better days....

    Cinder blocks to prop open screen doors. Rust on a very loud fridge. Visible mold on walls (and the smell to go with it). Last communication before arrival was that place was clean; turned out it had not been cleaned (but no warning of that from owner). Listing said 4 beds (subsequently changed)--but two of the four were air mattresses. We've rented for 10 years on Martha's Vineyard. Never had anything like this happen.

    Life is too short. Find a more straightforward and truthful landlord. show more show less

    I'm terribly sorry that you, your wife, and two little girls were unhappy. Vacation is meant to be a time of relaxation and family memories.

    In addition to the 2 queen bed bedrooms (sleep 4 guests) the other options are clearly stated in the description. They aren't "air mattresses" -- they are a L.L. Bean thick foam fold-out "futons" topped with self-inflating Aerobeds. Very comfy but you said you didn't try one.

    When you were unhappy with the cleanliness. I offered to send a cleaner the next day, but you insisted on choosing your own.

    My returning renters secured the balcony storm door with the cinder blocks ahead of what was to be a hurricane. We also had a nearly record-breaking rain -- a difficult time for humidity.

    Incredible everything -- nature, beach, access to trails

    We spent three weeks here during August, and everything was wonderful. The amazing birds, walking distance to Quansoo Pond and gorgeous Quansoo Beach. Trails with unlimited natural beauty. The home itself had everything one could need or want, and the homeowners were terrific, responsive to any and all questions. We can't wait to return.

    Perfect beach vacation

    If you love the beach and nature, this is the rental for you! The best part of this house is the beach key for the private beach and the location. The house sits on a beautiful piece of property very close to Quansoo Beach. The beds are very comfortable and you start to feel relaxed the moment the dirt drive opens up and you see the house. The outdoor shower is perfect after a day at the beach. The deck is also beautiful. You can see the milky way on a clear night. Lots of fun and relaxation.     Little Slice of Heaven!

    Our stay on Quansoo could not have been more perfect! We walked (easily) to the beach everyday. Quansoo Beach is the most amazing beach you will ever see. Pristine and expansive, it is truly one of nature's masterpieces.

    The cottage is wonderfully equipped with everything and anything you could possibly need. We loved not having to run out constantly and buy things that you take for granted at home -- they were there!

    The land is amazing. Beautiful trees all over that provide welcome shade on a sunny afternoon. We can't wait to go back! show more show less

    A sweet cottage in the woods

    We enjoyed our stay at this rustic cottage. Seeing the goldfinches and hummingbirds at the feeders off the second floor porch was most satisfying. The Quansoo beach has always been my favorite beach on the Vineyard. The cottage was well equipped with pots, pans, steamers, and spices for food preparation. I liked the charcoal grill as opposed to a gas grill. We enjoyed the use of the kayak provided with the rental. The bedrooms were clean and comfortable. The cable television was easily operated. The view of the heavens from the top deck was exquisite. We also enjoyed the deer on the property that awaited us on our return to the house.     We have been renting this property for over 6 years. The house is set in a 3 acre field , totally remote, not a house to be seen from the property. The house is fully stocked with EVERYTHING for the kitchen, including an ice cream machine, should you desire to get fresh Milk from the close by organic Grey Barn Farm! The best extra with the house is a key to Qunasoo beach...a short drive you get access to Tisbury Great Pond, Crab Creek(catch your own dinner) and the spectacular, private, remote Quansoo Beach. This house is for total relaxing..the true getaway...remote , private, with nature abounding, special beyond description. The house itself is fully stocked for all your needs, including a luxury Bathroom with a lovely Jacuzzi tube that has a large window looking out on the yard/field with 150 year old gorgeous oak trees....in a word :SPECIAL! show more show less

    My father was a Harvard Anthropologist who planned the tree house lay out, up with the stars but not mosquitoes. Perfect to have couples upstairs, with children or in-laws below, or any configuration that suits. Fridge and microwave downstairs creates a private oasis for play or work.

    Totally private, no neighbors to see, only birds, deer and gorgeous grounds. Abuts Sheriff's Meadow conservation land and trails to South Beach or drive/bike.

    This is our only house, we don't live here year round, nor do we use realtors. We seek people who wish to return year after year and create memories of a lifetime.

    Imagine a summer home that's just as if you owned it. Everything is ready for you: All linens, crab nets, beach toys and chairs, towels umbrella, kayak, just bring your swimsuit!

    It's not for you if you want to eat out every night and go shopping all day, despite Alley's Store and many farms close by.
    WE ARE FLEXIBLE ON DATES AND TIMES! We let our guests come and go when it works for them, not us. Ferries always work out in the end on wait lists.

    Weneedavacation forces us to have a start day but we're open to your needs, if that's 10 days or 16, just ask.

    Quansoo has access to the huge Great Tisbury pond where you'll sail swim and find oysters and crabs easily.

    What is special about this property?
    Three very Private acres! No other houses in sight. 400 feet from the Quansoo Farm trailhead to the private locked Gate Beach!!
    Jacuzzi bathtub with a view of wandering deer. The main living area is literally Up in the Trees!
    Grab the kayak and head to the warmer waters of Great Tisbury Pond. Ocean fish on the warmest side of the Vineyard then bring it home and grill it. Make ice cream, Belgian waffles, cotton candy..a fully stocked kitchen and then some.
    When people come the first thing they text me is ''paradise!'' I smile because it's so true. No moldy, musty old typical Vineyard rental just soaring cathedral ceilings and tasteful everything. No chintz or itchy bedspread, all made to wrap you up in ease and pleasure. No bored children with 20 games and a literate library. Dvds provided but also free at the nearby West Tisbury library.
    Wonderful gas fireplace in sumptuous downstairs. TV on both floors, stereo downstairs with media hookups. Hard wired phone and mobile with free local and US long distance for your protection and ease.

    What is special about your town?
    Chilmark, Alley's store. Up island is frankly the non touristy elite part of the Island, and Chilmark is THE zip code to have.
    West Tisbury, the closest town has a new library that Rocks!
    Menemsha is a gem, with shopping and restaurants. It also has a calm beach wonderful for children and the freshest fish on the Island. Don't miss world famous Chilmark chocolates!!
    Look, you can always drive into ''the city'' as in Vineyard Haven, Oak Bluffs and Edgartown. But do you really want to be swamped by crowds and day trippers? Doesn't the idea of walking along a pristine beach, with the warm Gulf current appeal? Ask yourself, why did the Obama's stay 1 mile from our house on Great Tisbury Pond? Because, there's simply nothing anywhere like the Quansoo Beach Association and Chilmark. You deserve this, don't do it half way.
