Description

Sandy Toes is a newly updated 3 bed and 2 bath one-story home located in a quiet Yarmouth neighborhood. The home has lots of natural light and has been tastefully decorated. It features a chef’s kitchen, spacious bedrooms and living spaces, window air conditioners, washer and dryer, outdoor shower, large yard, fire pit, patio, grill, and much more. We include all bed linens and towels/beach towels, as well as beach chairs, umbrella, and kids beach toys.

Front Yard:
Upon arrival at Sandy Toes, guests will find ample parking in the driveway and adjacent gravel driveway for 3 vehicles. There is a large unfenced front yard with a garden and gravel path to the front entry door. The back yard is fenced in and there is a gate next to the driveway for easy guest access. Garbage cans are placed on the gravel driveway for easy guest access and instructions are provided. There is also a wood bench and Adirondack chair close to the entry door for your enjoyment.

Entry/Living Room:
As guests enter the front door, there is a mudroom with a tile mosaic mural designed by a local artist on the floor and a mirror and coat hooks on the wall. From the entry is the living room on the right and to the left is a hallway leading to 3 bedrooms and 2 bathrooms. The living room is a large open space, tastefully decorated with a sofa and ottomans, two lounge chairs, a writing desk, lamps, window air conditioner, an inoperable fireplace, and rug. The floors are hardwood and continue into the kitchen and bedrooms.

Bedroom #1:
Guests will enjoy a queen bed, large closet, dresser, window air conditioner, blackout shades, privacy drapes, TV with Roku (guests can use their own streaming accounts), hardwood floors, and a private full bathroom with shower which can only be accessed through Bedroom #1. All bed linens and bath towels included.

Full bath #1:
Attached to bedroom #1 is a full bathroom that is private. It has a large walk-in shower, toilet, vanity with storage, and a mirror medicine cabinet.

Bedroom #2:
Guests have two twin beds, large closet, dresser, window air conditioner, blackout shades, privacy drapes, hardwood floors, and a Pack 'n Play in the closet. All bed linens and bath towels included.

Bedroom #3:
Guests will enjoy a queen bed, large closet, dresser, window air conditioner, blackout shades, hardwood floors, privacy drapes. All bed linens and bath towels included.

Full bathroom #2:
Located off the hallway of the three bedrooms is a full bathroom. It has a bathtub-shower combo, toilet, large vanity with storage, and a mirror.

Kitchen/Laundry:
The kitchen was updated in 2022 and features a gas oven and cook top with an overhead vent, refrigerator, dishwasher, microwave, coffee maker, cooking pots and pans, assorted dishes, utensils, cutlery and plenty of counterspace. Food, spices, and other perishable items for cooking are not provided and are the responsibility of guests.

Laundry is located off the kitchen in a closet. The washer and dryer are new and high efficiency. An iron, ironing board, vacuum, and Swiffer are located in the same closet. Laundry detergent is not provided and the responsibility of guests.

Dining Room and Sunroom:
The dining area is in the sunroom facing the patio and back yard. It features a dining table for six people, large sofa, two lounging chairs, 60-inch TV with Roku (guests can use their own streaming accounts), mini split air conditioning and heat combo, privacy drapes, vaulted ceiling, and lots of tall windows. There is a sliding glass door that leads to the backyard/ patio. There is a booster seat provided for small children.

Backyard/Patio:
The large backyard can be accessed from the dining/sunroom or directly from the driveway through the fence gate. There is a outdoor shower, Weber grill, patio, glass table with an umbrella and six chairs, a picknick table and benches, and a firepit with six chairs. The patio and backyard is a wonderful place to sit and relax, have dinner, or let your children play. Six beach chairs and one beach umbrella are provided and located on the side of the home closest to the driveway.

Guest Access:
Guests have access to the entire home with the exception of following spaces: 1) the entry hallway closet is locked; 2) the hallway closet by full bath #2 is locked; 3) the basement is locked; 4) the garage is locked; and 5) the outdoor utility shed is locked. These spaces are only to be accessed by the owner and maintenance personnel and should not be accessed by guests.

Linens: We provide guests with all linens needed for beds, as well as bath towels, and beach towels. Linens are professionally laundered.

Starter Kit: At the beginning of every stay, we provide a starter kit consisting of 1 paper towel roll in the kitchen, 4 rolls of toilet paper, 1 liquid hand soap in each bathroom, 1 dish sponge and 1 liquid dish soap in the kitchen, 7 garbage bags, and 7 dishwasher pods.

I have added the following amenities to help make your stay more enjoyable:

-6 beach towels
-1 Nuna Zaaz high chair
-1 Graco Pack 'n Play

Cleaning:
After every guest stay the home is professionally cleaned, disinfected and inspected, and all linens and towels are professionally laundered. We do ask that guests please reframe from wearing shoes in the home to help minimize damage and dirt/sand from coming into the home.

Important:

Cooling/Heating:
Window air conditioners are only in the home May 1-October 1. The home is fully heated with forced water baseboard heat and a mini split in the sunroom.

The Livingroom fireplace and thermostat in the Livingroom that controls it are both inoperable. The thermostat in the hallway controls all baseboard heat in the home. The mini split in the sunroom has its own remote controller.

Off Season Rentals:
If renting Sandy Toes during November-April, some outdoor summer furniture pictured may be stored to avoid winter damage. Beach amenities will be stored as well.

The beds were comfortable and the blackout shades helped us sleep in. The home is all one floor which worked well for my elderly mother who stayed with us. The master bedroom has a bathroom with a walk in shower that was easy for my mother to get in an out of. The only steps she had to encounter were two small steps to get into the house and two small steps into the sunroom/dining room. The home is 15 minutes from Hyannis which was great as we went to the water park at the Cape Codder. Shane communicated with us before we got there and checked in to make sure our stay was going well. Wonderful stay overall and would recommend. show more show less

Truly feels like a home away from home - the house is clean and has just the right amount of furnishings to feel cozy yet spacious. Looks just like the posting. Serene neighborhood great for walks, backyard is very green & private - complete with quality BBQ, huge outdoor shower and lots of lawn space for kids to frolic. Inside, the bedrooms are spacious, with comfortable beds and crips linens. Bathrooms are very clean, and the ensuite bathroom is a welcome retreat from sharing with kids (or adults)! Loved the huge windows in the family room. Can't say enough about the kitchen - tons of cabinet storage, and very smartly stocked with great quality equipment (pots, pans, colanders); truly everything was thought out. Open shelves are convenient, but beware if you're short - you can only reach a few :) Communication with host very easy, and appreciate the local restaurant recs.     Easy to get to and easy to communicate with. We stayed last during the summer and it's just as great during the spring. The place was exactly like the pictures posted. The place was well appointed, super clean, the kitchen was perfectly stocked with the right equipment - pots, pans and cutlery. The washrooms were clean, the electronics (wifi) and tv worked perfectly. The bedrooms were nice and spacious and quiet. The beds were comfortable and were exactly like the description. The location was centrally located to restaurants, and grocery stores. It's was also centrally located with access to multiple beaches (short drive away). Super quiet and peaceful neighborhood, with plenty of parking and walking trails. Travelled with 2 adults and 2 kids.

The home was really nice—clean, large enough for a family with children, and centrally located. The kitchen had everything we needed and there are three supermarkets within a 5-8 minute drive which is really great. Already booked a week in August and can't wait!

The house was perfect for our family of five. We celebrated a birthday with our extended family and were very happy that the kitchen had everything we needed. It was clean and exactly as described. The bedrooms have lots of space and the beds/linens were very comfortable. The kitchen had everything we needed for all our meals and the full size laundry was super convenient. Our two favorite things about the house are the sunroom which has lots of windows, skylights, and a big TV. My kids didn't want to leave that room. The bathroom off the master bedroom has a walk in shower we really liked because it had a large, powerful rain shower head and it was nice that it was private. Overall amazing stay. Shane was very responsive and provided all the information we needed for the house. He even texted letting us know the house was ready early for check in. He clearly takes great care of his home and it really shows. He even suggested two great places for dinner, Gerardi's Cafe in Yarmouth and Mac's in Chatham, which were both great and I too recommend. show more show less

    Originally from New York City, I've traveled extensively and lived in many places, but I always find my way back to the Cape. My family and I have enjoyed everything Cape Cod and the islands have to offer—from beautiful beaches to great food, art, entertainment, fishing, and much more. We now share our home (''Sandy Toes'') with like minded travelers who are looking for a comfortable, tranquil, and convenient place to disconnect.

    From booking to check in and checkout, guests can communicate with me (Shane) through Airbnb or by phone if needed. I want all guests to enjoy their time at Sandy Toes and will make every effort to help create a relaxing and memorable experience. Guests will receive check in instructions and check out instructions from me through Airbnb. I'm also happy to provide local recommendations.

    What is special about this property?
    Sandy Toes is nestled on a .27-acre lot in a quiet residential neighborhood. The neighborhood and surrounding streets have only light vehicle traffic from residents, so it's very safe to take a morning or evening stroll or let your kids ride their bicycles.
