We are excited to welcome you to beautiful Cape Cod! We invite you to make beautiful memories in our Cape Cod cottage in South Yarmouth. All of the best restaurants, beaches and shopping are minutes away!

This is a new listing! Our multi-generational family has enjoyed Summer vacation at this home as have dozens of our guests. It is all set up for fun! We are excited to welcome your family and friends.

You will have access to Bass River which is 0.1 miles down the road. Imagine launching your kayak or your paddleboard just down the street! Beaches are just over a mile down the road.

The home is spacious enough to give you the space you need to rest, relax, and even work if you need to, but also intimate enough that you are accessible to loved ones.

''Smithport'' is classic Cape Cod with all of the required amenities for modern day comfort. Not only can you walk to the water, but you can also walk to restaurants and even Dunkin Donuts! Amenities include: air conditioning, dishwasher, washer/dryer, Wi-Fi, smart TVs, BBQ grill, outdoor table and chairs, small children's indoor & beach toys, coolers and plenty of yard space for fun. Please bring your own linens and towels (We can connect you to linen rental companies). Pets are considered.

    Can't Wait for Return to Smithport!

    Our family ( and extended family with cousin and grandparents) were incredibly lucky to find Smithport for our summer vacation. The home was in the perfect location to enjoy all the big draws of Dennis and Yarmouth, but far enough to be quiet and peaceful with a neighborhood feel.

    The house was laid out very nicely for people to have their own space, but come together in the common areas. It was fully stocked and we were able to grill and cook great meals while enjoying the sun porch after long days at the beach.

    Allison, our host, was very responsive and answered all questions and concerns quickly. Our family is not new to the Cape, but this was our first time enjoying this section. We are now hooked and cannot wait to return!     show more show less

    Amazing stay at "Smithport"

    To say that we enjoyed our stay at this home would be an understatement. As a family with 5 teenagers, this home was just the right size for us. Big enough for us to congregate for dinner whether it be in the sunroom or the dining room. Right down to all of us being able to sit in either living room to watch a movie all together. The house was meticulously clean! The location was a VERY short walk down to the river with amazing views. The kitchen was fully stocked with all the amenities imaginable. My favorite part was probably the charm of this quintessential Cape Cod vacation house! We will definitely be back next year! show more show less

    What is special about this property?
    This home has been in our family for generations. It has been filled with love and laughter. It represents classic Cape Cod, warmth, charm and practicality. This incredible location allows you to walk or take a quick drive to beaches, restaurants, bait & tackle shops, mini-golf, kayaking, water park, groceries, and ice cream stores. You will love starting and ending your day in the three-season room with the ocean air flowing through the screen doors. In the house, you have everything you need for a lobster bake. If you do not fancy lobster, there are great Italian, Vietnamese, Jamaican and Pizza shops close by.

    What is special about your town?
    South Yarmouth is centrally located on the Cape. You will love the sandy beaches, dunes, salt marshes and picturesque coastal towns that surround the area. The mid-Cape embodies a quintessential New England coastal lifestyle, offering visitors a blend of natural beauty, cultural heritage and seaside charm.
