We are long time(60+ years) Cape Cod visitors and property owners. Sandy Toes provided us with the perfect spot to vacation this summer! The location in S. Yarmouth allows for easy access to different points on the Cape, especially our favorite beaches like Smugglers and Seagull beaches.
The house had EVERYTHING we needed. From comfy beds, an outdoor shower, beach chairs, and lobster pots, it has it all. The house is open so you can spread out, but still interact with family and friends.
The kitchen is well-equipped. The two grills (propane and charcoal) provide you your favorite option. We spent a lot of time playing corn hole in the yard and spent every night out on the deck looking at the stars while listening to crickets.
We can't wait to return to this ideal rental.

Absolutely fantastic property for a young family. We are two adults and two kids 7 and 5.

One of the most thoroughly thoughtful and well appointed homes I've ever stayed at on the cape. Everything from qtips to boogie boards. Quiet 15 min walk to the beach in one direction. 5 minutes to the bustling route 28 in the other. You could walk to the stop & shop if you're so inclined. Super busy area but baffling quiet neighborhood. Really the best of both worlds. Kids rode their scooters around the local roads without issues. House is really roomy for being 2br/1ba and the backyard is great for additional private space.

Sandy (owner) is great and the whole experience exceeded my expectations.

Just got back from a week at Sandy Toes with my family and we had a fantastic time at the Cape. We've been before and are familiar with the neighborhood, which is awesome so close to the beach. And Sandy Toes is so comforting and welcoming. Sandy had just about everything one would need. Already thinking about next summer and coming back again.

We loved this place! Sandy Toes is cozy and inviting, and has everything needed for a memorable family vacation! The location is great and really close to everything, from beaches, to shopping, to great restaurants and more! It had been 15 years since we last vacationed on the Cape, and this place was the perfect reminder of why we love coming here. Sandy Toes will always have a special place in our hearts!
Sandy (the owner), was such a gracious host, so helpful and accommodating, it was great dealing with her. We will definitely stay here the next time we make it back to the Cape, and we won't wait another 15 years to do so!

Sandy Toes has thought of everything at this South Yarmount getaway. You literally could show up with just your clothes/personal items and everything you need is there from chairs/towels/beach bags to head to the beach to spices and cookware to get dinner on the table. And if you don't want to cook there are great restaurants in every direction, and the grocery and liquor store is just right down the road. Also, she provides walking directions to the beach which takes just under 15 minutes so leave the car behind. And there you are on the Atlantic Ocean! Also, the place is very clean, quiet, and has all the comforts of home including a washer and dryer. And for those of you that work remotely there's a wonderful desk with a great view, and a second one in one of the guest rooms (and, yes, wifi). We'll be returning for sure!

Beautiful little home walking distance from Parker's River Beach and close to everything on the ocean side of Yarmouth. Wonderfully stocked kitchen with everything you need for a week stay. Perfect size for a couple, we had a great time.

We spent 3 nights at Sandy Toes and had the most relaxing, comfortable 3 days there! Sandy has truly thought of everything to make the house inviting, easy to use and so welcoming. The house was spotless, included amenities above and beyond, and clear instructions on how to use and enjoy the space. There is a nice, spacious deck with direct access to the outdoor shower, 2 grills, and plenty of seating. Even though the house is in a neighborhood, the backyard and deck felt very private. There were ample options for walking the neighborhood without being on a busy road. Sandy was very communicative and responsive all through the booking process and during our stay. We hope to rent here again!

A very welcoming home to enjoy your stay on the Cape. Kitchen was fully stocked, as well as amenities around the house like cotton balls in the bathroom, bottles of water on each nightstand and phone chargers throughout!

It was so clean and bright. Great location as well.

My husband and I stayed at Sandy Toes for 2 weeks. Everything about the cottage exceeded our expectations. Sandy really thinks of every detail to make for a comfortable stay, right down to chargers by the bedside. The location is terrific, can walk to Parkers River Beach, centrally located off of Rt 28 on a very quiet street. Sandy kept in touch to make sure we had everything we needed. You can tell she really wants guests to enjoy their stay. Cottage is updated with central air, and we would not hesitate to go back. One of our best vacations! Thank you Sandy!

My wife and I live in Montreal Canada and have throughout the years spent more than 15 vacations in Cape Cod. Each time we rented a different house.

Last year, 2022, was our first time we spend our Cape Cod vacation at Sandy Toes.
We were incredibly happy with the property, its location and its Owner (Sandy).
(I urge you to read our earlier review to know why !).
So we decided this year, 2023, to go back to Sandy Toes, which we did.
Conclusion this time around: even better than the first time.
Forecast for next year, 2024, and years to come: GO BACK TO SANDY TOES.

There was a very warm, welcoming karma/vibe as soon as we walked in the door! Very clean, comfortable, very quiet home and neighborhood. Great place to rest, rejuvenate, and relax. We have rented several homes in this area over the years, and this one stands out as being one of the top two! We will definitely be back. Thanks so much for making your home so welcoming!

Sandy's home was absolutely lovely! Beyond it being immaculate, she thought of EVERYTHING to make our stay most comfortable. There was nothing she didn't have stocked or available if needed in regard to the kitchen, bedrooms and bathrooms. Beach gear, towels, sunscreen, etc and all necessities were available for a great day at the beach. The location is prime in a quiet neighborhood in South Yarmouth within walking distance to restaurants, mini golf, ice cream and right down the road from numerous beaches on the Nantucket Sound. The home is a short drive to Harwich(port), Dennis(port) and many other quaint Cape towns. Sandy surely has a gift for hosting as we have never rented from a host who was as thoughtful with such great communication. She truly cares about you and your time at Sandy Toes! We look forward to visiting again!

We really enjoyed our stay. The home was extremely welcoming and comfortable. We appreciated the little things that we didn't have to worry about; such as coffee k cups and beach chairs and towels. The outdoor shower was very nice and convenient as well. The location was within walking distance to a very nice beach. Overall would highly recommend.

This time we found the house that we would like to go back to, hopefully for years to come.

For starter, the house is super clean, well maintained and very well equipped with kitchen appliances, TV, sofas, chairs, umbrellas, towels etc...A very good variety of kitchenware and cutlery to enjoy cooking while listening to our favorite music on the good sound system provided.

The backyard is big & full of trees. We loved watching the birds while having our first morning coffee.
We do not have children, but if you do have children with you: the backyard is big enough that it would feel like a mini park to them.

The nearest beach is a only a few minutes walk & less than a minute by car, which is a big time saver for us when our vacation is only 2 weeks long.

The house is in a quiet neighborhood yet only few minutes away from the best restaurants, fish markets and supermarkets in the area.

On days when we had enough energy to cook our own supper, we dropped by the nearby supermarket or fish market and cooked/barbequed our own meal.

On lazy days, after a long day on the beach, the proximity of good restaurants nearby made it easy for us to order some really good take out meals and pick them up without wasting precious vacation time.

In either cases, we always enjoyed eating our supper on the nice deck in the backyard.

Definitely worth mentioning is the spacious and comfy outdoor shower in the backyard:
- Morning shower while listening/ watching the birds overhead
- Evening shower after a salty day at the beach with a glass of Prosecco inside this cute outdoor shower !!!

The cherry on the cake is that the owner of the house, Sandy. She is very friendly, courteous accommodating and honest.

To those reading our review we would say: we highly recommend you consider this house for your next vacation on the Cape (as long as your vacation dates do not coincide with ours and you book your stay before we do!)
