This upscale, 1450 sq. ft. condo is a generously cut, ground floor, corner unit in an original 1920's estate house surrounded by lush cared-for lawns near the ocean on Gunning Point, just minutes from Woods Hole and Falmouth. It is designed to feel like a free-standing house and is an idyllic space for 1 to 4 persons. Perfect for a family with 2 children. Enjoy seasonal glimpses of the sea through the foliage. Enjoy being a part of this premium, quiet, laid back neighborhood on Buzzards Bay. Sit on the terrace in the evening and hear the crashing of the waves on the beach beyond accompanied by the song of crickets which inhabit the wild grape vines which grow profusely along the property. Just a 2 minute walk from the terrace and you are on the private association beach - a long, unspoiled beach with a sandy area and sand bars, facing west, for ocean swimming (Buzzards Bay can be 75 degrees F in summer!) and spectacular sunsets over the water. A large pond is tucked away just beyond the beach, serene and natural and always a pleasure to ''discover'' and watch swans and ducks who visit as well. This comfortable corner unit feels like a single standing house surrounded by lush greenery. It is spacious and stocked with everything you need: - central vacuuming, central air conditioning, an original sea-stone fireplace, a compact but fully appointed kitchen with granite counters and slate floors and modern appliances- ice-maker refrigerator, glass-top electric stove, microwave and dishwasher. One enters the unit directly over the terrace, via a brick path across the front of the house, which contributes to the ''house'' Impression rather than that of a condo, without a multiple unit entrance hall. The large, light living room has 2 big picture windows and a sliding glass door overlooking the garden and terrace, comfortable, attractive sitting areas and a HD flat screen TV. Beach chairs and a Weber gas grill are waiting for your use. The master bedroom, with a king-size bed with a high-quality, firm posturpedic mattress, has a connecting private bathroom with a bathtub/shower. This bedroom is spacious and opens with a large sliding glass door to the terrace and the well-maintained garden which is mowed and cared for weekly by a landscaping service. In the winter any driveway snow is cleared by this service.(included) The terrace is flooded by afternoon sun while an electric awning shades this area when the sun is not desired. There is nearly always an ocean breeze here meaning that when a cross draft is created, the use of the air conditioner is unnecessary. The comfortable ''guest room'', overlooking the spacious back yard, has extra-long twin beds (can be placed together to form a king), a walk-in closet and its own bathroom with a modern walk in shower with Delft Tiles, washer and dryer.

The condo is located 2 miles from the center of Falmouth and 3 miles from Woods Hole Village. Public bus transportation to schools is available. Either drive (6 min.) or bike (15 min.) directly down Sippewissett Road/Quissett Avenue to Woods Hole, or cut through nearby Beebe Woods to join the scenic Shining Sea Bike Path which takes you along the shore to Falmouth and Woods Hole and through beautiful Great Sippewissett Marsh to the north. Grocery and other shopping in Falmouth is just a 5 minute drive away. The Woods Hole Research Center, Sea Education and Quissett Campus of MBL and WHOI, the Coast Guard Station etc. are all just a short bike ride away. There are two designated off-road parking spaces for this condo. Basic cable TV and Wi-Fi are included in all rentals. We give preference to rentals of 1 month. (31 days avoids the 14.45% tax) Rental dates are Saturday to Saturday but also flexibel .

A folding crib is available as is a sturdy high chair.

The 1920s estate house house was divided in 1989 into 4 condominiums. All are very separate and do not disturb each other. The entrance we always use is via the terrace and is totally separate from the other entrances. It is like a private entrance to a free-standing house.

The 1 month summer rental rate is for 4 weeks, Saturday to Saturday at this property. The property is not rented for less than 4 weeks. (31 days avoids the rental tax). The winter monthly rate (September on) is for a rental of four to nine months and does not include utilities. Add $300/month for the average of reasonable use of utilities. The condo is available year round (Sept '24 to Sept '25 for a mothly rate of $2700 including utilities with a minimum of 4 months stay. . The $800 HOA is covered by the landlord.

Long-Term Rental (1 month or more): The winter 2024-25 rate is $2400/month excluding utilities (oil heat, electricity, wi-fi/internet) for a rental of 8 months. Shorter rentals are more expensive. This is an ideal spot for those needing to be near the Woods Hole Science labs and the many Scientific institutions located between Woods Hole and Falmouth. Also the WH Coast Guard Station. All just minutes away by bike or car. Otis Air Force Base-10 minutes. School bus transportation available to local schools. Also ideal for those who want to be near to the Falmouth business or Hospital areas (4 minute drive) or to Falmouth village. This is a gracious, quiet, well-maintained living location.     A Very Pleasant Stay

    So after 20 years of renting on Cape Cod it looks as though we are finally buying a condo ourselves. We are in the process of purchasing a vacation home in Osterville. We are so excited! Having said that, I must say I was really impressed with all that you offer with your home. To me, the experience felt like a combination of renting a home and staying at a bed and breakfast. I mean that in the most complimentary way. Your presence was there almost like a host would be. We felt as though all of our needs were taken care of. The condo was cleaned every Saturday and soap and paper products were available to us. Your home is in pristine condition and it made us all want to treat it the way you do. The intermittent emails were just enough to let us know you were there if we needed something.

    Lovely Vacation Rental in Serene Setting

    This clean and comfortable condo is located in a beautiful and serene setting. The owner, Alice, was very kind, pleasant and helpful to work with. The photos are accurate and you will find the condo exactly as described. The location of the condo is convenient to Woods Hole, the town of Falmouth and the Shining Sea Bikeway. One of my favorite Falmouth beaches (Woodneck Beach) was nearby and accessible by bike. My husband and I rented bikes and hardly used the car all week. The grounds of the condo are phenomenally beautiful as well as the other homes and gardens on the same road. Although the condo is a unit in what was once a large home, it feels very private. It truly is a lovely spot where you will be able to relax and enjoy all that Falmouth has to offer. show more show less

    Awesome location

    Peaceful private setting.Easy walk to private beach with spectacular sunset.Close to West Falmouth and Woods Hole.The condo is beautifully decorated and very charming.Master bedroom is spacious and comfortable.Kichen is well equipped and tidy and also efficient to work in. Yard is nicely landscaped with a lovely private patio.Neighborhood is very scenic and relaxing. Falmouth is great for shopping and dining. We also enjoyed the Highfield Hall entertainment venues. Looking forward to returning.

    Two Weeks In July 2015

    My July stay at this condo was a beautiful experience. The view from the picture window and sliding glass doors was of manicured lawn, bright orange day lilies and well cared for trees. The access road and the driveway were barely visible. The condo was set in a spacious garden and very private setting. It was larger and more luxurious than I expected with recently acquired appliances in the kitchen and laundry closet and well equipped with quality items.

    When friends and family visited, it was very pleasant to sit at the table on the patio under a large umbrella. The association beach was a long crescent on Buzzards Bay with warm and clean salt water and gentle waves. It was a joy to swim and even to just walk and explore the pond or watch the sun set.

    During the week there were few people using the beach. In addition to just enjoying the condo, beach going and swimming, the towns of Falmouth and Woods Hole are minutes away. There are numerous golf courses, interesting shops, many excellent restaurants and the nearby Shining Sea Bikeway where one can walk, run or bicycle along the ten mile paved pathway from Woods Hole to North Falmouth. The Sippewissett Marsh is also nearby and a famous site for scientific research.

    It was difficult to leave this condo to return to the city, and I am looking forward to another stay during the summer of 2016.

    Charming and Comfortable Condo in Premier Location

    My wife and I enjoyed a month stay at this lovely property this past September. As advertised, the unit is a 1/4 subdivision of a classic Cape home built in the early 20th century. The unit is well laid out with a comfortable living room, very serviceable kitchen and eating area, and two nicely-sized bedrooms and bathrooms, one en suite. There is a private stone patio with table and chairs, on which to grill and to enjoy the wonderful sunsets. The owner maintains the unit to a very high standard of neatness and organization and stays in good communication to insure your stay is enjoyable. The house is located in a very exclusive neighborhood, directly across the street from multi-million dollar bay front home, and a very short walk to the community beach.     Great condo, well appointed, great location

    We stayed for a week in this lovely condo and had a wonderful vacation. The condo is well taken care of, and very well appointed for a rental - things like toilet paper, paper towels, sheets and towels, make the vacation a lot easier. Communication with the owners was easy, and they were very responsive. They are very kind and organized. This is not a beach front condo, but it is a short walk down the street to a private beach, and a short drive to many other beaches, as well as Woods Hole and Falmouth.     A Slice of Serenity

    As renters on Cape Cod for more than 20 years, my wife and I have never encountered the level of property care and renter accommodation that came with this property. The condo delivered all amenities with comfort, quiet and total access. The grounds are manicured with a private beach a three minute walk away. Everything worked, and quality furnishings and appliances were the norm. We did not feel like renters, rather keepers of a cherished home for two weeks. The owners were engaging, prompt to needs, professional and respectful. This is a modern oasis for anyone seeking a true vacation from cares in an inviting location.
