It is delightfully unspoiled and is organized in such a way that you feel you are in a seaside village – while being in the heart of Provincetown. Directly off Commercial Street just east of the town center, this studio apartment offers you the ideal solution when you wish you to get a true Provincetown experience: a premiere location, a unique view of Provincetown Bay, an authentic New England atmosphere, all of which add to the magical ambiance of this cottage.

Upon entering, you first notice a private walkway lined with lush flower gardens and the Bay only steps away. You will find that privacy is respected and the hustle & bustle of Commercial Street is left behind. So imagine how this view, in such a calm, secluded yet central spot, will be your last memory after an explorative and adventurous day in P'town. Relax on the common deck or private beach and take a dip in Provincetown Bay. Sandpiper is very bright, sunny and filled with positive energy. The studio unit has a queen sofa bed with linens provided, private bath, a fully equipped kitchen, A.C. and a private parking space. Towels are not provided.

Owner requires a $300 refundable security deposit.
Exit cleaning fee is included in the weekly rate.

    I feel so lucky I got to spend another week at Sandpiper! Last year, I had a wonderful time there and this year delivered as well. As I walked from Commercial Street past the pretty gardens to the unit, I could feel my stress begin to dissipate. Sandpiper is so beautifully decorated and I love the natural light that streams in. Jane has thought of everything. And it's true, if it isn't there, you don't need it. The bed is so comfy and there was more than ample room for me to unpack and store all my things. The kitchen is compact and efficient and I was able to make meals when I didn't want to go out to eat. Barbequing on the deck is an added bonus. To be able to walk out the door to the deck overlooking the beach and harbor is amazing!! Right in the middle of bustling Provincetown! Sitting out on the deck whether it be eating a meal, having drinks, reading or sunbathing, Sandpiper is truly in the middle of an oasis. Jane, the owner is a delight to work with. And, having a designated parking spot a couple of minutes from the unit is a rare benefit in Provincetown. What more could anyone want??!! Other than more time to stay at Sandpiper.

    Perfect Little Nook

    A great get-a-way for a week or weekend couple (or on your own), the condo has everything you might need, and in a great location. Steps from the center of Provincetown, and a lovely deck available for quiet evenings' sitting.

    Sandpiper in Ptown

    My wife and I stayed at the Sandpiper for a week this summer and overall really enjoyed our stay. The unit is tiny but mighty and well stocked with most of the supplies you'll need to get through the week, including beach chairs. We loved stepping out and eating breakfast overlooking the Provincetown harbor and watching the tide come in. The unit includes a firm, thin, yet surprisingly comfortable pull out queen mattress that was incredibly easy to set up. Bed linens and pillows were graciously provided.

    The unit is really a perfect location. It was nice to be able to go swimming without having to pay to get on a beach while also being steps away from the buzz of Commercial Street. It is steps away from Commercial Street but tucked away so that it is peaceful and quiet. It is next to a bar, but it closes at 11 so we never had issues with noise at night.

    Having a lot to park in with an assigned spot was a major bonus and allowed us freedom to come and go without worrying about finding parking to come back to or pay extra for. The lot is very narrow so practice caution and maybe back in when parking. Really big SUVs/trucks are definitely going to struggle to fit. We were okay with a Honda CR-V.

    A couple of things for future renters to be mindful of: the unit gets lots of natural light. It has 2 skylights and the blinds aren't room darkening so once the sun is up it is VERY bright. We suggest bringing an eye mask for sleep if you're light sensitive. The fridge/freezer is small but can store leftovers and supplies for breakfasts, lunches and some drinks.

    Our host was great, and had excellent communication. The unit was very clean. We would rent from her again!

    The best location!

    We just got back from our week stay at this charming studio. Location, location, location! You can't beat this spot, right on Commercial St but set back just enough to be away from the hustle and bustle of Provincetown. The studio is small, but perfect for two people. Very easy to walk to all things Ptown - Tea Dance, shops, restaurants, etc.

    Sandpiper is a hidden gem!

    My second consecutive year for a week-long stay in the Sandpiper cottage and hope make it a continuing tradition!

    Sandpiper has a little bit of everything, adding up to a lot of reasons to love staying in this cottage.
    Slightly towards the East End from the center of town on Commercial Street, it is an ideal location.
    A few steps down off the main street and you leave the hustle and bustle behind and enter this charming group of cottages that is Seaside Condos.

    A hidden gem with a deck for relaxin, taking in the sunshine as well as views of the Bay and beyond. A few steps down right onto the beach for sunning and swimming. A gas grill is available on the deck for barbecqueing, too.

    Inside the Sandpiper studio is compact, neat and clean, just right for one or two and provides a little bit of everything you need for a cottage stay including a surprising amount of space to store your things, air conditioning and ceiling fan to keep the temperature just right if the breeze off the Bay isn't already accomplishing that, a small kitchen if needed with mini-fridge, microwave, even a stove for cooking in. The open layout and fold-away sleeper sofa keeps this charming studio feeling spacious enough.

    There is a laundry shack nestled in with the cottage for use. Parking spot is available a short walk away. There's reslly nothing to want for.

    Jane, the owner, is super nice, wondergfully accommodating and readily available for any questions or needs. The care she takes and the pride she has of the property is evident.

    I can't say enough great things about Sandpiper, Jane, and this cottage community. A rare find in my opinion. I know I will be back again in 2024 and hopefully again and again and again.

    Amazing Stay!

    I couldn't have asked for a better stay than at Jane's sandpiper rental unit. It's in the center of it all, yet quite despite being located in commercial street. I've stayed all over Provincetown and this is as by far one of my favorites. The unit is small and cozy yet has everything you would need for a perfect stay. I was a little worried (really just a little) about the sleeping a week on the pull out couch but this one is as comfy (if not more) than most regular beds in rentals.

    Jane was super easy to work with and made the whole process super easy. I look forward to staying at sandpiper again soon!!

    An Ideal Location

    My wife and I were fortunate to stay recently in this lovely pied-à-terre for a mid-week trip to Provincetown. Jane, the owner, has thought of everything to make the most of the small space. It was perfect for my wife and me. The ability to step away from the bustle of Commercial Street, take a few steps, and then be on a quiet deck overlooking the harbor was tough to beat. We enjoyed the boat shuttle to Long Point, hike to Race Point Light, bike ride in the Province Lands, and the many wonderful food options, of course. The fully equipped kitchen allowed us to save money on breakfasts and lunches. The peace and quiet that this condo provided made our return home that much more difficult.     Perfect location

    Perfect location! I took the ferry into Provincetown and it was a short 5 min walk to the place. Walking distance to a variety of restaurants. Enjoyed having easy beach access. Definitely plan on coming back again. FYI - Washer/Dryer takes $2 in quarters for each.

    When we vacation we usually have a big itinerary and are always on the go with a packed agenda but not so with our visit to P-Town. We have done years of day trips but wanted a different experience and we got what we were looking for! First off Jane was a great communicator made the booking process simple. She provided clear instructions and was available during our stay. The location was absolutely perfect! Out the door if you walk right, you are steps from the deck that overlooks Plymouth Bay. A wonderful spot to sit and read, watch seals feed, or have a meal. Walk out left and you are just steps on to Commercial Street where you become part of the bustle of this vibrant community. So much to see, eat, drink and shop. The condo was IMMACULATE !!! The space is small, with bright colors and is simply decorated adding to the sleek and clean feeling. It was perfect for two people, with plenty of space/storage for your things so it didn't feel tight. It is nicely appointed with kitchen equipment if you plan on cooking. Another great perk was the parking space provided with the rental. Parking can be expensive and sparse here so having a dedicated space a few blocks over was a bonus! I should add, we parked our car and never moved it the entire week! We have done a significant amount of traveling worldwide and my husband said that this may have been his favorite vacation stay so far! Safe to say, we will be returning! show more show less

    Just Right!

    This charming studio cottage is just right in every way! A few steps down off Commercial Street in the East End and closer to the center of town but instantly removed from any hustle and bustle. Just right for 1 or 2. Neat and clean w/everything you could want. Storage space for all your things. Deck right on the Bay w/steps down to the beach for relaxing and swimming. Parking spot is a great bonus. Jane is wonderful to deal with, checking in a several times to ensure you're having a great stay and reachable if you need anything. Everyone in the Seaside Condos community was very friendly and welcoming. Though it was a month ago, I am still raving about it to everyone. Sandpiper was the perfect oasis for my week long stay.     My name is Jane. I have loved visiting Provincetown over the past 26 years that I have been living in Boston (this time around.)
    Several years ago, the opportunity to own this little slice of heaven fell into my lap. I still count my lucky stars. Each season I enjoy Sandpiper and all it has to offer for a few weeks and also rent it out. I have had guests from Europe, Canada and all over the States. It warms my cockles to hear how much they also enjoy staying at my home away from home.

    What is special about this property?
    Location. Location. Location. Sandpiper is right off Commercial Street across from the library - right in the middle of all that Provincetown has to offer. The unit comes with a designated parking spot in a private lot that is just a couple of blocks away. I love that I can drop my stuff off, park and walk back to the unit in a matter of minutes. Everything is so easy and effortless.
    What continues to blow me away is that Sandpiper is only steps from all the hustle and bustle of Commercial Street. It really is a quiet oasis and walking towards the condo, I can feel the stresses of daily life drain away. The flowers in the gardens are beautiful and just past the unit is the deck overlooking the beach and water. I LOVE that the deck is just a few paces away - it's a wonderful place to have coffee, lunch and drinks and dinner. The water always beckons and taking a swim is available with no muss no fuss. Just a few doors down the beach is a place to rent kayaks and paddle boards. I can easily spend a wonderful day and evening without even venturing out to Commercial Street. However, it there is if I want to enjoy all that the town has to offer.

    What is special about your town?
    Provincetown combines the best of all worlds - it has the pristine beaches of the National Seashore, bike and jogging trails, every kind of water sport, whale watching as well as a bustling nightlife with topnotch restaurants and a variety of live entertainment. Strolling is an art form in P'town - one can while away the hours wandering through the town enjoying the myriad of galleries and shops. It is easy to get to on account of the Provincetown airport which has flights from Logan airport in Boston. There is also daily ferry service from Boston and Plymouth. And of course, driving is always an option.
