I feel so lucky I got to spend another week at Sandpiper! Last year, I had a wonderful time there and this year delivered as well. As I walked from Commercial Street past the pretty gardens to the unit, I could feel my stress begin to dissipate. Sandpiper is so beautifully decorated and I love the natural light that streams in. Jane has thought of everything. And it's true, if it isn't there, you don't need it. The bed is so comfy and there was more than ample room for me to unpack and store all my things. The kitchen is compact and efficient and I was able to make meals when I didn't want to go out to eat. Barbequing on the deck is an added bonus. To be able to walk out the door to the deck overlooking the beach and harbor is amazing!! Right in the middle of bustling Provincetown! Sitting out on the deck whether it be eating a meal, having drinks, reading or sunbathing, Sandpiper is truly in the middle of an oasis. Jane, the owner is a delight to work with. And, having a designated parking spot a couple of minutes from the unit is a rare benefit in Provincetown. What more could anyone want??!! Other than more time to stay at Sandpiper.

This studio cottage (and Seaside Condos) is a hidden treasure and a pleasure to stay in.

What had me return to Sandpiper for a weeks stay for the third year straight (and already reserved for a fourth time in 2025)?

Ii can only reiterate what you'll find in my past reviews because there are only so many ways to say 'ideal'.

Close to the center of town yet steps off of Commercial Street and you would never know it. A perfect oasis!

Neat and clean, light, bright and the design feels airy, open, and spacious with plenty of storage space. The kitchenette has what you need for studio and deck cooking (there is even a gas grill available out on the deck and a large picnic table to eat at).

The deck is perfect for relaxing, sunning, and hanging out in this charming group of cottages with a beatiful view of the Bay, the Pier, and the town. A few steps off the deck to sitting or walking on the sand and/or for a refreshing dip in the water.

A parking space in a private lot is a a three-minute walk away if you have a car (which is not something you'll find for a place on the Bay side of Commercial Street).

Jane, the owner, is wonderful to deal with, checking in to ensure you're enjoying your stay, and is very responsive to any questions or needs.

You will fall in love with the whole experience of staying in Sandpiper and everything that comes with it! I have and I will keep returning.

A great get-a-way for a week or weekend couple (or on your own), the condo has everything you might need, and in a great location. Steps from the center of Provincetown, and a lovely deck available for quiet evenings' sitting.

My wife and I stayed at the Sandpiper for a week this summer and overall really enjoyed our stay. The unit is tiny but mighty and well stocked with most of the supplies you'll need to get through the week, including beach chairs. We loved stepping out and eating breakfast overlooking the Provincetown harbor and watching the tide come in. The unit includes a firm, thin, yet surprisingly comfortable pull out queen mattress that was incredibly easy to set up. Bed linens and pillows were graciously provided.

The unit is really a perfect location. It was nice to be able to go swimming without having to pay to get on a beach while also being steps away from the buzz of Commercial Street. It is steps away from Commercial Street but tucked away so that it is peaceful and quiet. It is next to a bar, but it closes at 11 so we never had issues with noise at night.

Having a lot to park in with an assigned spot was a major bonus and allowed us freedom to come and go without worrying about finding parking to come back to or pay extra for. The lot is very narrow so practice caution and maybe back in when parking. Really big SUVs/trucks are definitely going to struggle to fit. We were okay with a Honda CR-V.

A couple of things for future renters to be mindful of: the unit gets lots of natural light. It has 2 skylights and the blinds aren't room darkening so once the sun is up it is VERY bright. We suggest bringing an eye mask for sleep if you're light sensitive. The fridge/freezer is small but can store leftovers and supplies for breakfasts, lunches and some drinks.

Our host was great, and had excellent communication. The unit was very clean. We would rent from her again!

We just got back from our week stay at this charming studio. Location, location, location! You can't beat this spot, right on Commercial St but set back just enough to be away from the hustle and bustle of Provincetown. The studio is small, but perfect for two people. Very easy to walk to all things Ptown - Tea Dance, shops, restaurants, etc.

My second consecutive year for a week-long stay in the Sandpiper cottage and hope make it a continuing tradition!

Sandpiper has a little bit of everything, adding up to a lot of reasons to love staying in this cottage.
Slightly towards the East End from the center of town on Commercial Street, it is an ideal location.
A few steps down off the main street and you leave the hustle and bustle behind and enter this charming group of cottages that is Seaside Condos.

A hidden gem with a deck for relaxin, taking in the sunshine as well as views of the Bay and beyond. A few steps down right onto the beach for sunning and swimming. A gas grill is available on the deck for barbecqueing, too.

Inside the Sandpiper studio is compact, neat and clean, just right for one or two and provides a little bit of everything you need for a cottage stay including a surprising amount of space to store your things, air conditioning and ceiling fan to keep the temperature just right if the breeze off the Bay isn't already accomplishing that, a small kitchen if needed with mini-fridge, microwave, even a stove for cooking in. The open layout and fold-away sleeper sofa keeps this charming studio feeling spacious enough.

There is a laundry shack nestled in with the cottage for use. Parking spot is available a short walk away. There's reslly nothing to want for.

Jane, the owner, is super nice, wondergfully accommodating and readily available for any questions or needs. The care she takes and the pride she has of the property is evident.

I can't say enough great things about Sandpiper, Jane, and this cottage community. A rare find in my opinion. I know I will be back again in 2024 and hopefully again and again and again.

I couldn't have asked for a better stay than at Jane's sandpiper rental unit. It's in the center of it all, yet quite despite being located in commercial street. I've stayed all over Provincetown and this is as by far one of my favorites. The unit is small and cozy yet has everything you would need for a perfect stay. I was a little worried (really just a little) about the sleeping a week on the pull out couch but this one is as comfy (if not more) than most regular beds in rentals.

Jane was super easy to work with and made the whole process super easy. I look forward to staying at sandpiper again soon!!

My wife and I were fortunate to stay recently in this lovely pied-à-terre for a mid-week trip to Provincetown. Jane, the owner, has thought of everything to make the most of the small space. It was perfect for my wife and me. The ability to step away from the bustle of Commercial Street, take a few steps, and then be on a quiet deck overlooking the harbor was tough to beat. We enjoyed the boat shuttle to Long Point, hike to Race Point Light, bike ride in the Province Lands, and the many wonderful food options, of course. The fully equipped kitchen allowed us to save money on breakfasts and lunches. The peace and quiet that this condo provided made our return home that much more difficult. This place is a gem!

Perfect location! I took the ferry into Provincetown and it was a short 5 min walk to the place. Walking distance to a variety of restaurants. Enjoyed having easy beach access. Definitely plan on coming back again. FYI - Washer/Dryer takes $2 in quarters for each.

When we vacation we usually have a big itinerary and are always on the go with a packed agenda but not so with our visit to P-Town. We have done years of day trips but wanted a different experience and we got what we were looking for! First off Jane was a great communicator made the booking process simple. She provided clear instructions and was available during our stay. The location was absolutely perfect! Out the door if you walk right, you are steps from the deck that overlooks Plymouth Bay. A wonderful spot to sit and read, watch seals feed, or have a meal. Walk out left and you are just steps on to Commercial Street where you become part of the bustle of this vibrant community. So much to see, eat, drink and shop. The condo was IMMACULATE !!! The space is small, with bright colors and is simply decorated adding to the sleek and clean feeling. It was perfect for two people, with plenty of space/storage for your things so it didn't feel tight. It is nicely appointed with kitchen equipment if you plan on cooking. Another great perk was the parking space provided with the rental. Parking can be expensive and sparse here so having a dedicated space a few blocks over was a bonus! I should add, we parked our car and never moved it the entire week! We have done a significant amount of traveling worldwide and my husband said that this may have been his favorite vacation stay so far! Safe to say, we will be returning!

This charming studio cottage is just right in every way! A few steps down off Commercial Street in the East End and closer to the center of town but instantly removed from any hustle and bustle. Just right for 1 or 2. Neat and clean w/everything you could want. Storage space for all your things. Deck right on the Bay w/steps down to the beach for relaxing and swimming. Parking spot is a great bonus. Jane is wonderful to deal with, checking in a several times to ensure you're having a great stay and reachable if you need anything. Everyone in the Seaside Condos community was very friendly and welcoming. Though it was a month ago, I am still raving about it to everyone. Sandpiper was the perfect oasis for my week long stay. I fell in love and will definitely return!

i've been staying in this adorable little studio for 4 or 5 years now...seconds from all the action in town...directly across from the "old" Chrysler Museum aka "new" Library...on a wharf like series of cottages (directly on the beach) but so quiet you would never know you are on Commercial St in the center of town...this studio is great for one or two, compact yet has everything you would need...Jane, the owner is lovely & available at a moments notice should you need her...every year she inquires on if there is anything she could do to make it better...I hope you will find it as delightful as i do...

We had two glorious weeks at the Sandpiper. Nestled in a private and peaceful little spot just off Commercial, you'd never know you were just steps to all the activity. The apartment was perfect - very clean, nice furnishings, comfy bed, all we needed. We thoroughly enjoyed relaxing on the beautiful deck and on the bay beach.

The condo is adorable and every aspect of it is state of the art. The pull out couch is very comfortable. The view from the deck is outstanding. The location is great if you like being in the center of Provincetown. Parking space is a handy bonus. The owner Jane, was lovely to deal with and was always available. It is a very small space, perfect for solo or couple.

My husband and I stayed at the Sandpiper this last summer for the 6th or 7th time. We continue to enjoy all the amenities (I.e. easy beach access, beautiful scenery, convenient location, air conditioning, and a parking spot!) Staying at the Sandpiper has become a tradition that we intend to continue!

Although it was a month ago I am still in awe! The owner was kind and easy to work with. She even sent a text after a day & a half to make sure all is well! It was a slice of heaven! The flowers leading to the condo was like walking through a nursery . The inside was sparkling clean & perfectly furnished for a smaller space. The shared deck was delightful & easy access to the beach. The neighbors & the neighborhood was wonderful! I will surely return! If it were my place I would seldom leave!!

What a magical place! We loved our stay. Sandpiper is perfect. It is well decorated - a happy, clean, inviting space. The bed is comfy. The water pressure in the shower is wonderful. Jane has thought of everything and if it isn’t there, you don’t need it.

Having the deck right out the door and on the water is amazing. We hung out on the beach, swam, read, relaxed and rented kayaks two minutes away. Drinks on the deck, while taking in the exquisite light on the harbor at sunset was a highlight.

The location is convenient to everything! We cannot wait to return.

Absolutely lovely...just as the pictures show...small but adorable, perfect for one or two...steps from private beach & in center of town...even though Jane wasn’t there, it was very easy to check in & out...could have stayed for ever....perfect!!!

This cozy little space was perfect for my stay in Provincetown the week after Carnival. In the heart of the town off Commercial, but tucked back away from the hustle and bustle, it was quiet and private and conveniently located. Jane was very pleasant and easy to communicate with. Made for a very enjoyable visit!

Bob and I loved Jane's "Love Shack." We were there for a week during the carnival week. Jane was ever so kind and considerate. She responded to my email inquires very promptly.

We had a wonderful community of neighbors whom we just met the week when we were staying there. They were so lovely and easy going. We had happy hour one night and had pot luck another night. Great condo, very clean and well kept. The location was perfect -- on the beach and close to town. We will rent again next year.

We've stayed in Sandpiper at least four times and it never disappoints! The location and the amenities are what keep us coming back. You're in the middle of town and close to everything, but when you walk down the flowered pathway you're transported into another world. Sandpiper sits amidst a group of small cottages from another era. Each time we've stayed here we've met new people and have seen old friends. For us, it is like coming home. Jane could not be more accessible and helpful in every way. We will be sure to be back!

Booked waterfront condo for 1 week stay. Location was great, close to all amenities. Beach was nice, great proximity. Room was nice and clean. Bed was just ok, the shower was very small and couldn't adjust the shower head much. Spray directed at my shoulder area, lowest it would go. A bit challenging.

I loved my stay at the Sandpiper and returned for a 2nd vacation because it was situated in a fantastic location in Provincetown --- a short walk from the ferry and right on the harbor beach, absolutely in the middle of EVERYTHING. The space is tastefully and comfortably decorated, and walking out on the deck with your morning coffee to take in incredible views is priceless. Sandpiper gets a ten! What a wonderful little cottage, right smack on the water and off Commercial Street, Provincetown's central eating, shopping and strolling location. We loved the efficiency and comfort of the cottage, as well, and, with its dedicated parking spot, it has everything we wanted. We have booked another week for this summer and can't wait to return "home." Thank you, owner!.

I boarded the ferry at the Boston Harbor and watched the sky morph into a kaleidoscopic sunset as I journeyed to Provincetown for the very first time. My accommodation for the next week was beyond my expectations. Sandpiper was sparkling clean, bright and cheerful with skylights. Picture the functionality of a Japanese home; a small space optimized to create a mini oasis. The shower pressure was even better than my own in NYC! The condo was perfectly located to allow you to walk out into the action, or opt to stay tucked away down a beautifully landscaped lane.

Everything about P'town delighted me! Atmosphere, sand, fabulous food, people-watching and endless options for activities. Personally I recommend renting a kayak, a wee walk down the beach and spending an incredible day out on the water. What's really special about staying at Sandpiper, and its location in P'town, is that you choose how much to take in. It may be reading a book inside or walking out into the bustle of P'town. Or, it may be that you want to lounge on the private deck with beach access, sip drinks as the sun sets, and calculate how you can stay even longer the following summer... Be prepared to be amazed! Last summer was our second time staying at the Sandpiper. My husband and I agree that the Sandpiper has basically everything we could want in a P-town rental (i.e. beach access, centrally located in town, easily accessible, private, quiet, beautiful surroundings, off street parking, etc.). The studio is well maintained and has air conditioning! I personally wish the studio were a bit bigger but we really don't spend that much time indoors anyways, so it really does not matter that much. We are staying there again this summer!

I loved my stay at Sandpiper. First, the location is unparalleled: it was a short walk from the ferry, an easy stroll to the town's center and a few steps to the beach at the end of the deck. Everything we wanted was literally right outside our door.

Inside, our home for the week was tastefully decorated and, though compact, offered every amenity we needed. The thoughtfully chosen furnishings are attractive and comfortable-- the sofa bed is by far the best I have ever slept on. It is also easy to pull out and store, transforming the room quickly and easily from living room to bedroom and back again.

Having such a lovely indoor space is a plus, especially when the weather is less than ideal. The other amenities: a dedicated parking space 2 blocks away, a private, shared deck and beach chairs, and a common washer/dryer are also a plus.

The owner was helpful and responsive when questions arose. She is also knowledgeable about the town and can offer suggestions on dining and other activities. I highly recommend Sandpiper and cannot wait to return.

Sandpiper is perfectly located on a secluded, flower-lined lane in downtown P’town. From the front door, you only walk a few steps to the left to be in the heart of the commercial district or a few steps to the right to be on a quiet private deck on the water. Sandpiper has everything you need. It’s delightfully designed to be efficient and attractive, and the ideal retreat after a day of immersing yourself in all the fun that P’town has to offer. We'd go back in a heartbeat!

This is one of the best places we have ever stayed in our 40 years of renting on Cape Cod. The studio is fully equipped, nothing is lacking. This was surprising for such a small space. We cooked most of our meals there and found everything we needed. I will come back again and again. It was quiet even though it was right off Commercial St. The other tenants were a companionable lot and we made friends immediately. Drinks on the deck at 5, group cookouts. Just step off the deck onto the beach. Library is across the street. We were able to get a card and rent videos and books. Art everywhere.

Small and cozy, beautifully appointed and painted and decorated. And SO clean. Pots and pans and cooking stuff galore. Storage everywhere, so despite its wee size the two of us were able to unpack completely, without tripping over shoes or extra bags. The bathroom also has plenty of storage, so again, complete unpack onto the shelves and no worries about the deodorant or toothbrush taking an unexpected dip in the loo when one is moving around the bathroom. VERY quiet, and a nice feeling of privacy. And yet right in town - a mere 1-2 minute walk from great coffee, food, shopping. Breakfast and dinner on the deck - lovely view of the harbor - great dog watching and people watching.

"A real-life Goldilocks story . . . I have stayed in many Ptown spots from 1978 - the present enjoying the magic of this special seaside town in all its seasons. For me, finding the Sandpiper was like finding the 'just-right' bed in our Goldilocks story, except I am a male without a hint golden locks , there were no bears and it was not only the bed that fit, but the entire dwelling! I have returned to this sweet, authentic and well appointed oasis for the month of September for the past 5 years. The Sandpiper offers a true Ptown experience, nestled on the harbor in a secluded, quiet, flower laced little collection of story book cottages. Although the Sandpiper is literally only steps from the excitement of Ptown's infamous Commercial Street, it is tucked behind larger structures which have the effect of making the quaint hustle and bustle of Commercial Street vanish entirely. The peace this affords the Sandpiper is amazing for such a central location. Imagine coming home to a cottage on a harbor drenched in piercing blue by day or ripples of silver moon by night. I assure you, an involuntary 'Ahhhh' can't help but leave the lips as you wind down the path to the Sandpiper. This little Ptown cottage has it all and Annette is as special in spirit as she is as a smooth and accommodating landlord. Take it from Goldilocks, this special and spiritually charged harbor side hide-away is exactly "just right". Ahhhh, counting the days till I return . . . "

Your place was perfect! It was amazing that we were only 50 feet from the
hustle and bustle of Commercial Street, because as soon as we walked down the
brick steps that all disappeared and it was a completely different world. To be
so close to everything, yet so easy to get away from it is amazing.
