The upper level is an open concept with oversized windows highlighting the water views. This floor has a well appointed kitchen, dining area, half bath, and inviting family room with built-in bookshelves that create the perfect gathering space for good conversation, playing games, doing a puzzle, reading a book, watching a show or simply enjoying the view. A sliding glass door leads out to a private deck with a dining table, grill and a comfortable seating area - perfect for enjoying your morning coffee or a beverage at sunset.

The main level accommodates 6 guests with 3 bedrooms and a full bath. The primary bedroom has a queen bed and a sliding glass door for direct access to the lower level deck. This room has beautiful water views from every window. The second bedroom also has a queen bed and a beautiful water view. The third bedroom is sun-drenched with two twin beds and water view as well.

This spacious home also has a lower level sunny and airy walk out basement with a comfortable gathering space and washer & dryer.

The private backyard has an outdoor shower and is surrounded by trees. The Adirondack chairs and fire-pit on the front lawn offer a wonderful space to listen to the ocean waves, enjoy lawn games, watch the Nauset Harbor light house pan across the horizon or stargaze at night.

At the base of the private stairs is Priscilla's Landing - the perfect spot for kayaking, paddleboarding, shell-seeking or walking along sandy paths that lead out to the Atlantic Ocean. Nauset Beach is a short, serene walk around the corner. This home also allows renters access to Nauset Heights Association private stairs to Nauset Beach.

East Orleans is only 2 miles away with several wonderful spots for dining, happy hour, breakfast, local ice cream and local shops. Continue down the road to Orleans Center for more options as well as access to the Rail Trail,
playground, tennis/pickleball courts, skate park, and the Orleans Firebirds baseball field.
