This welcoming waterfront sanctuary sleeps up to 11 in four bedrooms and offers breathtaking views (W-NE) of Mill Pond, Nauset Harbor, and Nauset Beach's dunes. Located at the end of a winding Grandview private cul-de-sac, there's a boat ramp and small community beach 100 (paved) feet from your front door.

A wraparound deck off the main level facing the water lets you luxuriate unseen and features comfortable seating, a large (and extensible) outdoor dining table with umbrella, zero-gravity lounger chairs, fire pit, and convenient gas grill. A shaded path leads down steps to a private waterfront and walking path. From the community beach you can swim to the nearby float, fish, or launch kayaks (two, included) to explore Mill Pond and beyond. After you enjoy the outdoor shower, a Cape Cod summer tradition, savor a meal and beverages while watching the sunset and afterglow.

The open-concept living space includes a family room with three huge bay windows that showcase the stunning water views. Here you'll relax and enjoy each other's company and the sounds of nature or perhaps a crackling fire in the fireplace.

If you need more stimulation, or just crave contact with what you've escaped, there's house-wide high-speed WiFi and a Roku-equipped 40-inch flat-screen TV in the dining area, a 60-inch smart TV with a soundbar on the lower level, a smaller smart TV in the four-poster bedroom upstairs bedrooms. (The main-level primary bedroom doesn't have a TV.)

The downstairs lounge area provides plenty of room for another group, or different generations, to spread out and never feel pinched for space.

The open social kitchen is well-equipped, including for kibitzers seated at the counter. Between the kitchen and the lounge is the dining area, also with a big bay window. The country-style dining table seats six and can be extended to accommodate another four.

The main floor also features a huge sunroom with honeycomb shades for the windows and remote-controlled skylights. If it all gets too much, there's a Twin daybed and recliner for napping as well as a sofa that converts to a queen-sized sleeper. Finally, there's a laundry room with a stacked washer and dryer.

For sleeping, the main floor provides an oversized primary bedroom with two Twin XLs that can be combined into a King. It also features a full private bathroom en-suite, complete with a step-in shower. The main-level guest half-bathroom is right next to the kitchen.

On the upper level there are two bedrooms. One has a four-poster King. The other bedroom features a comfy Twin XL (38'' x 80'') trundle and the best views in the house (complete with a telescope); it can be set up as a single twin, two twins, or a king-width ''Full.'' These bedrooms share a Jack-and-Jill bathroom with opaque-glass-surrounded shower in between.

On the lower level, the space can serve as a large bedroom. It has two regular Twin beds and a split queen sofa/sleeper, with an en-suite tub and shower.

Overall, this property has the look of a traditional Cape Cod-style house and the feel of a manor, except with leading-edge technology and creature comforts. You're easy walking distance to Nauset Beach and just a short drive from the center of Orleans with its many dining, shopping, and entertainment venues. It's ideal for multi-generation vacations and sun as well as sunset worship. Beachgoers will appreciate that beach chairs, an umbrella and ice chest, life jackets, boogie boards, and sand toys are included.

This property has mini-split air conditioning (or heating) throughout. When opening a door or window to let the breeze through isn't sufficient, just pick up a remote and control your personal climate instantly.

(Spring, Fall, and Winter renters will appreciate the mini-split AC/heater units in the primary bedroom/sunroom, living room, upstairs bedrooms, and lower level. They're a great way to get cozy when it's cold outside before the baseboard heaters kick in.)

I pride myself on being exceptionally responsive and open to your input. By way of disclaimer, the house's owners lived in London for 42 years, so they love the bright light reflecting off Mill Pond. You might feel differently, so please be aware that not all the windows have shades.

State and local short-term occupancy taxes totaling 14.45% apply to all reservations less than 32 days in length. A fully refundable security deposit applies to all bookings.

This property offers a 3-night minimum stay during the off-peak season. Guests incur a $200 cleaning fee for all stays less than 6 nights.

For the 2024 rental season, we've retained our (very lenient) cancellation policy.

Until further notice, you may cancel your booking at any time and for any (or no) reason for a full, immediate 100% refund. We'll even issue a pro-rated refund if you need to cut your stay short. Or you can apply your deposit to a future stay.

The home will be professionally cleaned before your arrival. We've provided ample antibacterial, sanitizing, and disinfectant cleaning supplies. Mattress pads and pillow protectors will have been freshly laundered; mattress covers, bedspreads, blankets, and quilts have not. On request, we'll provide linens (sheets and pillowcases, plus bath, hand, and beach towels) for any number of guests, or you can bring your own.

    Lovely and relaxing stay

    Spent two wonderful and relaxing weeks at this home. The home is lovely, comfortable, clean, spacious and has everything you would need. The water/scenic views from everywhere inside and outside the home are spectacular. Walking distance to the ocean. October is a beautiful time of the year to spend on/enjoying the cape.     My family has been visiting the cape for many years, and this home is the most magical place I have ever stayed. The home is meticulously cared for, and the view is to die for! There is a large deck overlooking the water, where we drank our morning coffee and watched the seals swim. We also enjoyed the swimming area just next door to the house (end of the culdesac). You can also take a picturesque stroll around the saltwater pond and end up at the beach. We had plenty of room for our group of 11. We had some older people in our group, so another bonus was being 8/10 of a mile from Nauset Beach. There are no stairs to maneuver at this beach, which was really helpful for our group. Andrew is incredibly thorough and kind and easy to work with and the caretaker, Mike, was great as well. You will love this home! show more show less

    This home is the perfect place to stay when you're on the Cape. Its location provides amazing views. You'll want to hang out on the deck, just taking it all in. The house itself is beautiful. It's very well equipped, clean, well-maintained and comfortable. At the end of its street, it's very quiet. Between the quiet and the comfy beds, you'll sleep well. If you like to spend an active vacation, going places and doing things, Orleans is about mid-Cape, so you can get up and down the Cape easily. Nauset Beach, just down the road, is one of the best Cape beaches. Andrew is an outstanding host. He sincerely wants you to have the best time, and he's always readily accessible.     Wonderful Fall Getaway

    What a view! We had a spectacular fall getaway at Andrew's family home. The house had everything we needed - including the water view from every room in the house! The bouquet of beautiful flowers was an added bonus! The house was exactly as described and the kitchen held everything one would need for cooking (although we did very little - my favorite thing to make is a reservation, and there were plenty of places nearby to enjoy a nice dinner). Andrew was very responsive whenever I had a question about the sleeping configurations or even locking the Pella doors. We plan to return next year to enjoy fall on the Cape. show more show less

    We stayed in 3 homes during our Cape Cod vacation this year. This home was our favourite! Andrew was the the most attentive owner responding to our requests in a kind and courteous manner.     This was our third year renting this house and from the minute you walk in the door, you will feel at home. Then you see the view and never want to leave.

    We enjoyed oyster happy hours on the deck, floating in Mill Pond, kayaking, the wonderful restaurants, more floating, the abundance of nature - we saw deer, the resident seals, coyotes (way off in the distance), owls and we even saw a mink scampering across the road from the neighbor's property one evening.

    My family and I have spent summers in Orleans since 1980. We were expats living in London, but several of my parents' best friends had homes on the Cape and it quickly became our ''happy place'' too.

    We rented all over town for a couple weeks a year, refining our preferences (and tolerances) for more than two decades until a chance kayak outing led them to discover the ''goldilocks'' property. In a nutshell, it offered the all-too-rare ''sunset view over water'' they sought. The result is WNAV's property #31120, a 4-bedroom gem on Mill Pond with views west and over Nauset Harbor. I feel privileged to have many enthusiastic repeat visitors.

    In late 2022 my wife and I bought a 2-bedroom hideaway on Orleans's beloved Crystal Lake - WNAV's property #36890. After an extensive makeover, we are now proud to share it with vacationers. It has all-new furniture, many updated amenities, a new roof, tankless water heater, updated outdoor shower, and an elegant new pathway. The small sandy beach, new waterfront deck (next to the vintage boathouse), four watercraft, and swim dock make the place magical.

    I manage rentals in California so handle both properties' bookings, finances, and upkeep with a local builder/contractor and his son serving as my eyes, ears, and hands.

    Although we'd love to keep summering in Orleans, we also like to share (smile). My goal is to find appreciative, responsible vacationers and off-season renters who'll bond with these sanctuaries and return regularly.

    What is special about this property?
    12 Mill Race - If there were no house already on this parcel of land, the Town of Orleans' current zoning wouldn't allow one to be built. That's because of how close the house is to the water (to the north and west), and how close it is to a permanent nature preserve (just the other side of the rock wall on the west edge of the yard). But it could also be because this house has infinitely better and broader views than Grandview homes five times its size up the hill.

    Watching the sunset from the west deck (or almost anywhere else in the house) has always been a hush-inducing experience. And being so close to Mill Pond affords other special privileges, like watching seals play and stir up the water as they corral fish.

    7 Pond Road #1 - Crystal Lake, Orleans' second-largest freshwater pond, is not only gorgeous but tranquil, and accessing it without traffic or parking worries (as often occurs at the south end's entrance) only improves the experience. The house and patio's southern aspect, large lawn, sandy beach, brand new deck, four watercraft, and outdoor shower's infinite supply of hot water) will further enhance your stay.

    The house sleeps 6 (two queen beds upstairs and a queen-sized sleeper sofa downstairs) and is comfortable, functional, and well-organized. Its central location (~1 mile to Hwy 6 and 6A, and ~100 yards to Hwy 28) gives quick access to our favorite places, like Mahoney's Atlantic Bar & Grill, the Hot Chocolate Sparrow and, for groceries, Friends' Market.

    What is special about your town?
    Orleans has charm, history, and plenty of amenities to offer multiple generations. From its highly successful minor league baseball team (the Orleans Firebirds) to its deeply nautical culture and old-Cape architecture, it's hard to get bored here. Even if all you do is bake on the beaches (Nauset or Skaket), when the weather's right there's no place quite as comfortable and relaxing. And if you're a cyclist, the 25-mile Cape Code Rail Trail goes right through town and all the way north to Provincetown.

    East Orleans, at the eastern end of Beach Road heading toward Nauset Beach, is (IMO) a ''thickly settled'' and wealthy area with a great climate (especially from July through mid-October), and more topological variety than most of the Cape. Yes, there are hills, even cliffs, which make views of the Atlantic all the more dramatic. Before the sun gets too high you can sometimes see spouting whales. And of course there's water everywhere -- both the fresh and salted kind -- so swimming is feasible even if you never enter the ocean.

    Being outdoorsy, my favorite activity is to hike along Nauset Beach north to ''The Cut'' and back along Nauset Harbor. It's 7 miles, mostly in soft sand, so it can be challenging. There are, however, barking seals aplenty to keep you company, and in late June and early July the horseshoe crabs mate -- now there's an unforgettable sight.
