Had a last minute need for a stay in Orleans. The Summer House couldn't have been more perfect. The owner, Jim, was super accommodating and made sure everything was smooth as can be. HIGHLY RECOMMEND.

This cottage was perfect for our family of 5, and we had a wonderful week because of it! We were greeted at check-in, the cottage was unbelievably clean, and the fresh flowers were a welcome greeting! With having 3 children, I'm a bit of a neat freak (and by bit, I mean big time!) so it takes a lot to impress me in this area. I knew right away that the cottage wasn't cleaned by a cleaning service--way to thorough of a job--and I was right, the owner cleans it from top to bottom which means I could relax from the moment I got there instead of doing a "follow-up" clean job. The location was great with many options for dining, walking, shopping, etc. along with easy access to Nauset beach or anywhere in the area. When we weren't beaching it, we spent our time in the amazing outdoor shower and on the screened porch. We read out there, played cards out there, and even did family puzzles together out there. The back yard is very private as well with lots of space for running around. The kitchen is on the smaller side, but they've done a great job with the space. There is not a dishwasher or washer/dryer and the fridge/freezer is on the smaller side which impacted us slightly, but not enough to not come back. Enjoy your time--we can't wait to go back!

We had a great time during our week in Orleans. Jim's place is a charming updated Cape cottage with a dreamy screened-in porch. We loved that porch and spent a lot of time chatting, drinking lemonade and eating out there. The location is super for quick walks to Nauset Farms, the Rail for a yummy brunch, and just a 5-10 minute drive to Nauset beach. Jim was very responsive when we had questions and made everything go smoothly. We did miss having more channels on the tv as some pretty major world events happened during our stay, but all-in-all we had a great time and the place is immaculate.

This was the absolute perfect little cottage for my husband and I traveling with my parents for a week. There was plenty of space and even an extra bedroom should we need it. We loved the covered screened in porch where many cool evenings we shared dinner or played Scrabble. The photos don't even do the cottage justice. It is immaculate and there is so much attention to design. I just love the owner's style! Pinterest worthy :-) We enjoyed walks to town. Fave spots were The Whisk for breakfast, Smitty's for homemade ice cream and Nauset Farms for a great local market and sandwiches to take to the beach. Jim even loaned us his beach chairs and checked in to see how we were doing. Really thoughtful hosts. We will definitely return. Highly recommended and we just loved the town of Orleans - you have beautiful beaches and less busy than Chatham. Great restaurants without all the crowds and nice to be convenient to most of the Cape.

A restful week at a quintessential Cap Cod summer house. Located on a quiet street, the cool breezes flowed through the house a night making for great sleeping. A wonderful back porch where we spent most of our time. Birds, bunnies and some friendly turkeys roamed the back yard and the bees and butterflies spent lots of time in the well manicured garden.
The house was spotless when we arrived and the owners were very responsive. They checked in once or twice to make sure everything was going well. Plenty of parking and all the amenities one needs to have a great vacation.

This little cottage is even better in person! It has been thoughtfully and beautifully restored by its owners, Jim and Barbara. A lot of love, and excellent work is evident throughout. It's the perfect place to rest and be restored. We would LIVE here if I could!
It's easy to get to, in a quiet neighborhood and within easy reach of many good restaurants, the Playhouse and lovely beaches.

This was our second year in a row at this beautiful, peaceful abode. We enjoyed many relaxing mornings and evenings on the porch. Our kids loved running around in the yard and walking to Smitty's for ice cream. Many memories were made. We hope to come back again next year! Much appreciated.

We have stayed in this cottage for several years now. it is located in a quiet , woodsy , and private neighborhood. It is within easy walking distance from restaurants, a grocery store, and great ice cream stand. Nausett beach is a short bike ride around the corner. The Atlantic Play House for summer stock is right around the corner and we have been treated to the likes of; "Guys and Dolls" and "Oklahoma". If you are a fisherman either shore or boat their are many places to go. The yard is super boat friendly with a hose nearby.

Jim was a perfect host and we had a great stay during Thanksgiving. The house was clean and in a great location in town close to everything. We would definitely stay again.

My family and I had the pleasure of staying in Jim and Barbara's beautiful (and VERY clean) home a few weeks ago. It was absolutely charming and also so on trend - a hard combination to pull off but they did it with this house! It had everything we needed and the attention to detail on the decor (ie: the fresh hydrangea in a vase to welcome us) did not go unnoticed. We loved the screened in porch and spent our mornings and evenings enjoying it! We walked to Whisk (great breakfast and treats), Smittys (terrific ice cream) and Nauset Farms! Being a runner I really loved the running routes around their home. Orleans is charming and picturesque! We hope to come back to this home next summer!

This was our second stay at the Summer House and it did not disappoint! We enjoyed great weather, the beach, Cape Cod baseball games and fantastic food. We will certainly be back. The Summer House is located close to so many Cape Cod treasures, but tucked away on a nice quiet side street, perfect for relaxing. Thanks to Jim for another wonderful stay!

This cottage is delightful! It's small, but has 3 bedrooms, which each can sleep 2 people, so it's roomy enough for 6. The back porch was our favorite place to relax! There are some room air conditioners that work well to cool the cottage down. However, on the Cape, A/C is not usually necessary because of cool breezes. We thoroughly enjoyed our stay here and enjoyed the Cape Cod rail trail, National Seashore and the nearby beaches.

Over the summer my family and I stayed at the most wonderful home in Orleans. Jim and his wife have created such a warm and welcoming home for their guests. My family and I truly could not have asked for a better place to rent. It was charming and adorable. Every inch of this home is inviting and thoughtfully decorated. From the local stones shower floor from a nearby beach and the stunning photos taken by Jim. Every inch of this home shows the essence of Cape Cod.

Jim could not have been more welcoming. We truly enjoyed all the personal touches and how accommodating he was when booking.

My family and I are extremely grateful for their hospitality and we will certainly be back soon. If you're looking for a beautiful place to stay on the Cape, I highly recommend this little gem.

We had a wonderful stay and loved all of the thoughtful touches throughout the cottage. We loved this location in Orleans. The screened in porch was amazing & it's great how it opens so fully to the house so you feel like you are outside. Listening to the birds was also a highlight and very relaxing! Highly recommend!

My wife and I have been renting this cottage in the off seasons for 4 years now. Its central location in a very quiet wooded neighborhood is super. Despite this you are in walking distance of restaurants, groceries and even a great ice cream stand! Nauset beach is an easy bike ride as are all the Cape Cod bike trails. Jim and Barb are consummate "landlords" who live in Orleans and have raised their family there. They are not absentee landlords and truly know the lay of the land in terms of things to see and do. On a scale of 1-10 the outdoor shower gets a 10, and the small bungalow out back is perfect for overflow activities and stuff you might want to store securely and out of the elements.

Such a pretty, organized, roomy and neat cottage. The place was fully stocked in the kitchen and even had wine glasses and other amenities. Books, games and TV for a rainy day. A perfect getaway at the Cape. We're looking to come back again. Thanks for a great experience.

This cottage provides the quintessential Cape experience. The restoration work preserves the traditional vibe while providing just the right amount of modern amenities, and it is immaculately clean. The back screened-in porch is fantastic for morning coffee and home-prepared meals. Orleans is a lovely town with all you need close by; get your coffee and sweets at Sparrow's. The location is close to, well, everything the Cape has to offer. This is a wonderful place for a getaway.

It's a beachgoers paradise, you can soak up the sun, watch the seals, go for a walk and swim at Nauset during the day, then end the day watching the sunset over the water at Skaket.

The "Summer House" is a perfect retreat from the world. Every detail of this completely renovated cottage has been carefully considered and curated. A clean, airy and comfortable breath of sea air, this cottage is the perfect refuge. The screen porch alone is a gathering place the is surrounded by birds and privacy.

Our family enjoyed a great week here. The house is as-advertised - extremely clean, tidy and organized and had everything we needed for our stay. Plenty of room for our family of 5.

Jim is a great host. The house is located on a very quiet road and you really can't see or hear any neighbors when hanging in the back yard or in the screened porch. The screened in porch in back is the best spot for morning coffee and afternoon cocktails.

The location is great, easy walk to Nauset Farms, the Whisk for breakfast or coffee, and of course Ice cream. Quick drive to Nauset Beach or to town for restaurants and mini golf. Overall a great spot!

We loved our 2 week stay at The Summer House. The cottage is immaculate, lovingly restored and beautifully decorated. My favorite spot was the large, screened-in porch which looks out over the garden and back yard studio. The porch, yard and studio were perfect play spots for our busy 2 year-old granddaughter. We had ALL the weather- rainy and cool, hot and muggy plus a run of perfect days. We were comfortable through all of them.

The location is ideal - close to 2 beaches and a walk to Nauset Farms, a great place for morning coffee, sandwiches for the beach and quick dinner fixings. Jim was an ideal host, checking in regularly via text and there whenever we needed anything.

We had a wonderful, relaxing week here. Location is great-very quiet, yet close to everything, including a fantastic ice cream shop a five minute walk away... And the cottage is exceptionally pretty, both tasteful and simple. Couldn't ask for a more relaxing or pleasant base for a Cape Cod vacation.

We thoroughly enjoyed our stay at this lovely house. The condition is excellent: modern, comfortable, clean. The screened porch is a delightful space where we spent most of our time. The owners were very polite and responsive to all of our questions. The location is a big plus. A short drive to all of Orleans' attractions. Short walk to coffee, brunch, groceries, liquor. Minor minuses: not on the water, no special view, no washer/dryer (as of summer 2021). Overall though, we give a big thumbs up to the Summer House for the Orleans experience!

We enjoyed walks on the local conservation trust trails, beach exploration, take out dinners, a trip to Provincetown, and best of all, sunrise at Nauset Beach on New Year's Day, which was glorious and inspiring!

We had a wonderful long weekend at Jim's cottage. The space was clean and roomy and had everything we needed for a short stay. The room with the two twin beds was perfect and cozy for our kids, and the screened porch allowed us to dine and socialize safely in spite of Covid. Everything worked perfectly-the radiant heat in the master bedroom was especially luxurious, and the bathtub was great for soaking. We also loved the area, a residential neighborhood tucked away from the traffic and rush of Route 6; and Nauset Beach, where we saw a whale swimming about 50 feet offshore. We hope to be back!

My wife and I have rented this property 4 times in the last two years. The property is impeccably clean and very well furnished and decorated. We find its location super convenient and close to all the activities we enjoy in the area. Jim and Barbara are great hosts willing to help you in any way.

Jim's house is beautiful, clean and close to all the fun activities in Orleans. 2 mile bike to Nauset Beach, 5 minute drive to the bay, short walk to amazing sandwiches and breakfast at Nauset Farms. We lived on the beautiful porch and my 2 year old didn't want to leave our "borrowed house."

FIVE STARS!!! My husband and I stayed at The Summer House with our 2 young kids for 2 weeks. The house has been beautifully renovated and was immaculate when we arrived. The large porch provides so much extra space and we ate all our meals out there. My kids especially loved to play on the porch and in the yard. Jim is friendly, easy to get in touch with and responsive to texts. We were a short drive to 2 great beached, which we went to every day, as well as a walk to a great gourmet market and ice cream shop. Would definitely recommend the house! Thanks Jim!

The owners have carefully balance classic Cape Cod cottage with modern amenities. The location is fantastic near town and the beach. Very private setting with a wonderful screened in back porch. It has everything you need from a simpler time. Very clean and well maintained. Would stay there again in a heartbeat.

We spent Labor Day Weekend on Cape Cod in the most relaxing, well appointed cottage. Never having stayed in an Air B&B I was pleasantly surprised. It was spotlessly clean, and so warm and welcoming. Every where you looked there was something enjoyable and relaxing to look at. You truly felt as though you belonged there. We were there with my son, daughter-in-law and granddaughter, and there was plenty of room. The yard was large and well maintained, you truly got to enjoy the night sky the way it should be seen. It was convenient to lots of beaches, towns, and restaurants. It was evident that the owners take great pride in this house, I hesitate to refer to as a house, it was really like home! All of us truly enjoyed our stay there, and we thank the owners for all the personal touches that truly made it a cottage retreat!

The property was perfectly sized for a vacationing family of five. Enough room for comfort yet compact enough that we were not "over housed". We had what we needed to prepare for days spent at the beach without having to spend a lot of time getting the house back in order.

The screened porch was our favorite room for family gatherings. During what was a hot summer week it was a place of comfort with a cooling breeze to enjoy breakfasts and dinners. For sleeping the air conditioners and fans were adequate to ensure a good nights rest to get ready for the following day outdoors.

The grounds are well kept and the neat plantings, the enclosing conservation land, the bunnies, hummingbirds and minimal traffic on the street make it seem the property is distant from the attractions and businesses on the Cape. That is deceiving as Nauset Farms is a short walk away and Orleans is less than a five minute car ride to keep you supplied. The seashore is an easy bike ride, why pay for parking?

Finally we felt safe as a family at the property. The kids rode their bikes on the quiet street or up to the store for treats without our concern. Neighbors all said "Hello" and Barbara and Jim seem to have good relations with them to ensure things are "kept an eye on".

This property was a big part of our having a really enjoyable Cape vacation.

Our family of four was in need of some rest and calmness after busy work schedules and summer internships. We managed to squeeze this week in right before sending my daughters off to college. It was just perfect for us. The cottage was decorated so simply with just the right amount of detail. Charming is the word. It was absolutely spotless and everything new as it was completely renovated not that long ago. The French doors off the kitchen opened up to the screen porch allowing for expansion of living space. So cozy. Location couldn't be better. Nauset Farms and Sundae School ice cream within a short walk. Jim took care of everything we needed and was very hospitable. Thank you so very much for sharing your home with us.

Wonderful stay for a family of four adults. Beautiful and fresh, spacious, impeccably clean and convenient to our favorite spots in Orleans Center. It was great having an outdoor shower to use after the beach and nice to sit on porch having breakfast. Felt like the good old Cape days when simplicity ruled for relaxing times...except this house was beautiful and exceptionally well kept. It could not have been a better spot. Highly recommend.

My husband, two daughters and I spent a week at this lovely cottage and didn't want to leave! Everything about it was wonderful. The attention to detail that went into restoring it was quite evident. There was plenty of space (including a very cute mini-cottage in the back yard) for everyone to spread out. Jim and Barbara were wonderful hosts who checked in with us to see if there was anything that we needed (there wasn't. It was perfect!). The place was pristine!

Within very close walking distance is Nauset Farms (a small grocery store with a butcher, deli, bakery, coffee, etc), Whisk (a coffee lounge and breakfast restaurant) and The Sundae School (for ice cream, of course!).

Nauset Beach and Skaket Beach are both less than a five minute car ride away and there are many, many other beaches within 30 minutes.

We plan on vacationing here again in the future!

Had a great time at this house - it's in a very quiet neighborhood and close to the center of Orleans, a good walk or bike ride to the beach and easy access to other surrounding towns. Great place to entertain guests with a large screened in porch and comfortable chairs. The house was redone recently with great care and attention to detail. Stayed 2-1\2 weeks and will be back in the fall for another week!

If you are looking for a fresh, like new, cottage this is absolutely the best vacation rental we have ever stayed in. It was clean, recently remodeled, MBR with own bath, many extras and all the conveniences of home.

Close to everything on Cape Cod and the perfect quiet reserve to come home to after a day at the beach or visiting the many towns and historical sites in the area.

The Summer House is absolutely stunning. You will be blown away. I highly recommend this place to anyone looking to stay in the Cape Cod area. Beyond the place itself, Jim is an incredible host.

We had a terrific stay at the Summer House beach cottage in Orleans. It is just miles from the bay beach (Skaket) and the ocean beach (Nauset) in a very private location away from hustle and bustle. The 3 bedrooms and screened porch made our family of 5 feel very comfortable. The kitchen is well equipped with all necessary dishes, frying pans, collander, etc. It is an easy drive to Orleans, with easy access to fine eating and seafood. There is an charcoal grill for at home eating.The O'Briens were gracious hosts, easily accessible for questions. We would highly recommend this cottage to our friends for future Cape vacations.

This rental was the perfect rental for a family. Every small detail was thought of by the owners and we thoroughly enjoyed our trip! We had 3 adults and 2 children and it never felt crowded. The spacious screened porch was perfect for winding down at night. Was within a few minute drive of several beaches. My children loved the outdoor shower which was great for rinsing off the sand after the beach. Would definitely stay here again!

My family and I loved staying at the Summer House and can not wait to go back! The owners were amazing to deal with, so hospitable and nice. The cottage was recently wonderfully restored and all the rooms are so comfortable, clean, and relaxing. Very beach feel! My daughter loved the bedroom with the windows that opened out into the porch, great place to take a nap! The porch itself was lovely, we really enjoyed spending time out there, the yard is so private and peaceful.
The cottage location was perfect for us, we could walk down to the market or ice cream shop, and it is close to the Rail Trail and many restaurants and shops. Its also an extremely short drive to either the bay or ocean beaches, and it's a great base to explore other other areas on the Cape.

All in all, it was such a great vacation house and we look forward to returning!

The house is newly renovated and the decor is shabby chic. Jim and Barbara have done a wonderful job on renovating this house. The house was spotless. I recently stayed at this cottage with my family, including my Mom. Just enough room to be together without stepping on each other. Mom loved sitting on the porch for her morning coffee. We feel very lucky to have found this wonderful cottage soon after it was renovated. Was the perfect size and style for our family of four, with just enough space for each of our teenagers to have their own room. The white and airy decor, with thoughtful Cape inspired details, made us feel right at home. The screened porch opening into the kitchen provided a great connection between indoor and outdoor living. Yard was great for family games. And the location, on a quiet street two miles from Nauset Beach and a mile from the Cape Cod Rail Trail and downtown Orleans, was perfect. Was even walking distance to morning coffee at Nauset Farms. Owners were terrific and obviously put much love and care into the renovation. Overall the experience was better than advertised. We hope to return next year.
