For a Cape Cod getaway just a short walk to the beach, use our clean and beautiful air conditioned New Seabury home as your pivot point to see all of what makes this area enchanting. Safely nestled between Mashpee National Wildlife Refuge, Nantucket sound, and Popponesset and Ockway Bays, this 4-bedroom (one of which is a sleeping loft), 3-bath house lives like home.

Sunny and airy, our large, well-maintained home has plenty of room for 8 to visit and eat together and enjoy private spaces and bathrooms as well. The wide-open, common spaces flow together for friends to visit indoors and out, cooking or relaxing. The kitchen is well equipped for any meal (it’s our family Thanksgiving hub) and all the appliances are brand new. Out on the deck, surrounded by pretty plantings and landscaped yard, there’s a grill (and outdoor shower!) for late afternoon and evenings at home. Sleep is restful in this quiet community, and all mattresses are new within the last 3 years. Each of the three bedrooms is comfortable and accommodating; the loft is perfect for kids with two beds; Bedroom #1 is upstairs, has a queen bed and bedroom #2 has a double bed; all have access to the full bath. Downstairs is the master bedroom with a queen bed and private bath. Bathroom #3 is located at the back of the house, along with the washer/dryer. The basement is newly refinished, with exercise equipment and a pool table.

It's a 5-minute walk to the Popponesset Spit, a barrier beach named one of the five best restored beaches in the nation and a great place to spend the day with kids or friends. Swim in the warmer waters of Nantucket Sound, see nesting Terns and Piping Plovers in their protected habitat, (owned by the Massachusetts Audubon Society and Save Popponesset Bay – no dogs or pets), bring your kayak or stand up board (you can rent them and get lessons or a guide!) or jet ski to the Ockway Bay landing just outside the entrance to New Seabury and then travel down the channel to the Spit or out to the Sound.

We are 5 miles from the larger South Cape Beach State Park, where there are toilet facilities and a snack bar. An hour’s drive up route 6 through Eastham, past lobster and clam shacks, takes you to the tip of the Cape (see the Pilgrim Monument!) and Cape Cod National Seashore in Wellfleet where there are dunes and waves, hiking trails and Mass Audubon’s Wildlife Sanctuary. Fifteen miles in the other direction takes you to historic Woods Hole, Buzzards Bay, and the ferries to Martha’s Vineyard. Mashpee is a twenty-minute drive to Hyannis and the Cape Cod Melody Tent where you can see Broadway musicals or individual performers.

There are many wonderful restaurants nearby, from the kid-friendly ''99'' to Bob's Seafood and the Raw Bar at the Popponesset Marketplace, just a few minutes away. The Lobster Roll is voted the best on Cape Cod! In New Seabury, be sure to make reservations at the Inn where you can look out at the ocean while dining or go to the country club for dinner and take in the golf course and ocean!

A quick drive to the Mashpee Commons finds a broad range of activities from bookshops to a bowling alley, markets, movies, and mini-golf. Dining options abound: from the popular Bobby Byrnes restaurant and pub and Panera, to the Greek Restaurant, Estia, Italian at Sienna, Tapas at Trevi, French at Bleu, pastries at Washashore bakery (the raspberry scones are to die for!), or fudge and ice cream at Gelfis, there is something for everyone's taste! The town of Mashpee was just voted #4 best small town in the Northeast in a vote by USA today readers, so come explore and enjoy.

    Lovely Poppy rental

    We had a great week at Karen's home near the Popponesset Spit. The house is beautiful and well-maintained, and stocked with everything you could need. It's on a very quiet street and only a ~5 min walk to the Poppy spit, which we had almost to ourselves after Labor Day. I highly recommend!

    A great home base at the Cape

    We very much enjoyed our stay in this house in New Seabury. We come every year to the Cape and this was one of my favorite rentals ever. The house itself is spacious and open with options to isolate or connect living areas as needed. We were easily able to accommodate large family groups for dinner, and enjoyed the easy access to our favorite beach and wildlife spot ( the Spit), and the community centre where our kids do sports activities in the mornings. I like that there is a lot of interesting decor that makes it feel homey, without getting in the way of use. Altogether lovely place to stay! show more show less

    Just paradise!

    Great location, only 5 minute walk from the beach. Beautiful house with a nice deck and outside walk-in shower. Wonderful neighborhood where you can take nice walks. We had a great time and can't wait to come back next summer!

    Poppy beach house

    We had a great stay! The location was perfect, just a short walk to the spit and close to the market place. Karen, the host, was very responsive!! The home was clean and very well stocked which was wonderful. We would definitely go back.

    Delightful get away

    Plenty of space to spread out and well furnished. The traditional cape feel providing just the right amount of modern amenities, and it is immaculately clean. The back deck was fantastic for morning coffee, outdoor shower and cocktail hour. House is bright, sunny, comfortable and clean. Owners were thoughtful and provided many extras.     The pictures don't do it justice! The high ceilings, furnishings and windows make this house the perfect cape get away. The nearby beach is peaceful and beautiful, perfect for a day of lounging and swimming or a sunrise walk.

    We enjoyed our stay at the house. Plenty of space to spread out, clean and well furnished. Linens, towels, beach gear, stocked kitchen made our stay comfortable and relaxing. The house has a lot of character and is close to the beach (5 minute walk). House is older but all kitchen appliances are new and very clean!
    The owners also leave a comprehensive write up for renters on your arrival of where to find items, where to go, etc. Also, a nice little gift upon arrival was useful with sanitizer, masks, etc. What a thoughtful touch! show more show less

    Beautiful Home, Perfect Location!

    This home is your perfect rental. Fully stocked with everything you need for your week at the beach, except food and clothing! We felt at home the moment we walked in to the comfy family vibe. Close to beach, great area for biking, walking. This area of the Cape is a true gem. I can't say enough about how much I enjoyed our week here!

    My parents bought this house in 1983, having vacationed on Cape Cod and New Seabury for many years (I had my first trip as an infant!). They filled the house antiques and comfortable furniture, inviting guests to come and stay. My brothers and I spent many wonderful vacations at the house. My mom and I walked to the beach, one of my brothers went for runs on the Spit, and the other puttered around the house and garden. We were always entertaining friends from the Cape and far away. Now my two brothers and I have ownership of the house. I live in St. Louis and can usually only get to the Cape in the summer, while my brothers come for weekends or spring break year round. My sister-in-law and I are teachers so we do get time off to use the house! My parents rented out the house when they first bought it (for a few years), and then we started renting it again nine years ago. We love taking care of the house as I think you will see.

    What is special about this property?
    We love how close the house (central air) is to the beach, the Popponesset Spit. Also, while shops, movies, restaurants, etc. are just a 10-minute drive away, our neighborhood is very peaceful. We are on a corner lot with very nice neighbors. The trees and flowers give the property a very restful feel, while the sun-drenched deck is a wonderful place to dine.

    What is special about your town?
    Barely a 1 1/2 hour drive from Boston, we are also a short drive to the two major towns of Hyannis and Falmouth from which you can take the ferry to Nantucket or Marhta's Vineyard. Mashpee has a diverse range of shops (a brand new LL Bean), restaurants, and grocery stores. Nearby golf, tennis and gyms are also open to the public.
