This classic spacious Cape is the perfect rental for large family reunions or 2 families vacationing together.

Our Minimum Stay/Rental 'Week' is Saturday to Saturday ONLY during season (Memorial Day to Labor Day).
In the off season, we will rent for weekend nights.

There are 3 large bedrooms, which sleep 11.

Bedroom 2 - 2nd Floor Primary Bedroom (1 King | 1 Twin)
Bedroom 3 - 2nd Floor Shared Bedroom ( 1 Queen | 1 Full | 1 Twin)

As guests at this property, you will be given access-passes to enjoy the privacy of the exclusive 'Akapesket Improvement Association' beach, overlooking Vineyard Sound. Just a quarter mile or 10-minute walk (2 minute bike-ride) up Woodland Road, across Menauhant Road to Bridge Street and along Vineyard Road to the beach entrance.

Easy access to Green Pond Boatyard, enjoy public deep-water access at the public boatyard ramp. Launch your boat, and bring the trailer back to the house, then enjoy a short 5-minute stroll back to the boatyard.

As the photos show, the beach has a volleyball net, jetty for fishing or crabbing, great shelling and rock collecting and beautiful sand dunes.

The front of the beach is on the ocean facing Martha’s Vineyard. The back of the beach is on Green Pond and is perfect for younger children with warm, shallow water and lots of little ocean creatures to keep them occupied. Note that the beach limits the total #8 of people. You will be given ONLY 8 beach passes.

Several town beaches are just minutes away! Weekly parking passes can be obtained through the 'Falmouth Beaches Department' with a copy of the rental lease.

Our home features a modern, fully equipped kitchen with granite counters and a dishwasher. Spacious full bath with both a shower & bathtub just off the kitchen.

Kitchen opens to dining room which seats 8. Family/Living room with TV/DVD/VCR, ROKU TV & high-speed wireless internet access (WiFi).

On the 1st floor there is a large bedroom with a King size bed.
1 STEP DOWN from the living room on the first floor there is a separate sitting room that has a full-size pull-out daybed (sleeps 2-3).

The second floor has a large king size master and 2 single beds with attached full-size bath.
There is also a very large second bedroom/bunk room that contains 2 full size beds and 1 single bed. Great Bunk room for kids.

House sleeps 9-11 comfortably. There are 3 window air conditioners in each bedroom and one air conditioner in the dining room and plenty of fans. The location is so close to the ocean and nicely situated between Great Pond and Green Pond so there are always beautiful summer breezes.

Fabulous outdoor deck with a Webber gas grill, patio and lawn furniture. Outside Shower Hot/Cold, located on the deck. There is a very large yard,it's a great space for family gatherings and whiffle ball games. Plenty of parking for several cars and boats.

Washer and dryer in basement. Bed linens, Beach and bath towels provided.

1 1/2 hour of turnover cleaning included which is usually sufficient if linens have been started per the lease.
Trash and Recycle Pick up Weekly. Trash pickup on Wednesday, Recycling Pick up every other week, calendar provided.

- Tenant is responsible to take trash and recycles to curbside as stated in lease, and remove any trash at the end of tenancy, or charges will be deducted from security deposit.
- 50% Due upon signed contract and the remaining 50% is due 45 days prior to the first day of the rental. The dates are not reserved until we have received the signed contract and deposit. read more show less
