Thank you for your interest in the Simpson Cottage!

This 1930's cottage is a throwback to old Cape Cod and has been enjoyed by my family since my great grandfather built it by hand. It's straight out of the cottages you'd see in the films ''Summer of '42''' or Jaws. Sandy feet, kids, dogs are welcome. Many love it; but it's not for everyone, and that's ok!

With five bedrooms and 1.5 baths, it can accommodate a large family and is great for kids. The maximum occupancy is 10 people. There is plenty of room to spread out, with an eat-in kitchen, large living room, front porch, and room to lay out in the sun on the side of the house. There is a shower head with cold and hot water outside for rinsing the salt and sand off by the side door, but it is not enclosed. The cottage has off-street parking for four cars, and there is no street parking available in the neighborhood. Note that given the limitations of its age, there is no AC, washer/dryer, or dishwashing machine.

The cottage is in the middle of a quiet, sand/gravel dead-end street about 100 yards from a semi-private sand beach (shared with other houses in the area). You can walk along the shore for miles, fish, or head down to the public beach in West Dennis for a livelier beach atmosphere and snack bar. There's a playground a short walk to the end of the road. One can also walk down to the ''Sand Bar'' for food, cocktails, and nightlife, or the Lighthouse Inn's restaurant.

    Hi! I'm Steve Simpson. I've been coming to this cottage for as long as I've been alive -- going on 46 years. I've now been managing our rentals for about 25 years.

    What is special about this property?
    Over decades, the cottage hasn't changed that much -- for better or worse -- but it remains a central part of my family's history and a central gathering place for us. Those who have been coming to the Cape for a long time will reminisce about how our cottage was ''what the Cape used to be like.'' It's a simple place to gather with family and friends, drink coffee on the porch, and listen to the waves at night through open windows. It's incredibly comforting in that way.
