Major tech upgrades at the house: there is a new 55'' SONY OLED TV in the living room, a new 42'' flat screen TV in the family room and 32'' flat screen TVs in the master and lower level bedrooms as well, ALL linked to a Comcast Infinity X1 system. There is also a new, more powerful wireless router for better wi-fi connections throughout the house.

RENOVATIONS include central air-conditioning, new kitchen appliances, addition of full bath on lower level (for a total of 4 bathrooms) new interior painting, lighting and window treatments, new deck furniture and lastly, for the Grillmeister in your group, a new Weber Genesis gas grill.

The house is a destination itself. The four oversized upholstered rockers in the sunroom may be your favorite place to watch the sunset over Upper Mill Pond, but the same might be said for the living room, downstairs family room or outside deck. So many places to gather without being on top of one another. After dinner send the kids down to watch their own TV or play games.

A Friday-to-Friday rental insures you’ll enjoy a full weekend for invited guests to join you. Even more importantly, not having to fight Saturday traffic getting on or off the Cape is a huge plus. Plenty of room for all; 5 bedrooms and a pull out couch can easily accommodate 12; FOUR full baths means no one has to wait around.... Linens provided (high thread-count 100% cotton sheets and towels!) Stairs across the level yard lead down to a private westward facing beach on one of the largest but most secluded sand bottomed fresh water ponds on the Cape. Incredible for swimming, sailing, kayaking and fishing(2 kayaks and life jackets provided). Explore Walker and Lower Mill Ponds which connect directly without ever needing to get in the car. Outside of trips to nearby Bay beaches, grocery store or wonderful Brewster restaurants you may not want to leave the house all week !!! Brewster is centrally located on the Cape with convenient access to quality golf, Cape Cod bike trail, shopping, Bay and Ocean beaches.

    Wonderful lakeside home!!!

    This waterfront home in Brewster was absolutely perfect for our three generations! It's really spacious; giving all of us plenty of space to relax whether we wanted to play games, sleep, read, or have coffee on the beautiful deck overlooking the pond. There's a room with comfortable chairs and huge windows giving an expansive view of the pond. On the lower level, there's a full suite with a bedroom overlooking the pond, a full bath, and a sitting area for complete privacy. There's a small private beach which we all (especially the grandkids!!) absolutely loved and the kayaks were a blast! Grilling on the deck and games on the large lawn overlooking the water were great ways to reconnect. It's the perfect property for family get-togethers. show more show less

    Our family felt we were lucky to find this wonderful vacation home 7 years ago. Our youngest grandson was four in our first year and all our grandchildren look forward each year to a week at the Cape. The beautiful sunsets, the waterfront swimming, kayaking, the large yard for games, the relaxing sun room, the large rooms to accommodate families and the location is central for exploring the Cape. All these benefits in addition to the owner doing yearly improvements, the clean condition of the home and the check-in call on day one shows the owner wants the renters to have a wonderful week.     Great Vacation Rental

    We just spent two glorious weeks with 10 family members. This property was perfect for our multi generation families vacationing together. The home is located in a quiet neighborhood, overlooking a beautiful pond. It has a large private landscaped backyard leading down to the pond, with a small beach. We all enjoyed swimming and kayaking on the pond. In addition, the house is minutes to our favorite beach( Paines Creek ) and the heart of Brewster . The house was clean and comfortable. The large deck with gas grill ,outdoor furniture and gazebo made it possible for all of us to eat outdoors, almost every evening. The amazing views of the pond and sunsets were stunning. The owner was a pleasure to work with. We all look forward to returning next summer. show more show less

    Pond Paradise

    My family had a wonderful week in this big, comfortable house overlooking Upper Mill Pond with many choices of gathering spots both indoors and outdoors. The deck, gazebo and the shady backyard were our favorite areas as well as being in and on the water. It was perfect for a large group. There were cool afternoon breezes from the Pond and lovely views every evening. We also enjoyed the convenience of being close to the Punkhorn Parkland trails as well as Brewster shops and restaurants.

    Enjoyable family gathering

    We want to thank you for allowing us to enjoy your pond house for a week. Our family thoroughly enjoyed the house and yard — especially the kayaks on the ponds and the private beach for our grandchildren. The house was very comfortable and livable for our families. The layout of the house worked very well for all of us — we especially loved to sit in the sun room. One can see that you have been working hard to make the house a relaxful, desirable vacation destination.

    Lovely time at Mill Pond...

    This Upper Mill Pond property is lovely. There are no motorboats-only kayaks which makes it a calm, peaceful respite. The access to the pond is wonderful with the kayaks and paddleboard. The pond shoreline is small but wonderfully sandy. The kids could play in the shallow, clean water with the paddle board and kayaks in privacy and safety. Kayaking to either end of Mill Pond leads to other ponds and it is a wonderful place to explore by paddling.

    The backyard is large, open and spacious with plenty of space to play various lawn games. The deck is spacious and the grill worked well allowing us to eat dinners outdoors on the deck.
    We had everything we needed in the household including WiFi/entertainment and AC. Enough bedrooms and space for our group of 12. The location is nice being close to grocery shopping as well as to the beaches. We enjoyed nearby Mayflower beach, which was clean and safe for young children.

    Upper Mill Pond

    Our extended family of 7 adults and 4 kids really enjoyed our week long stay. David obviously has invested much TLC in this well maintained property and made sure that we were comfortable. He contacted us before and during the trip to make sure that all was going well.

    The lake is crystal clear with a sandy bottom, great for swimming with the kids. Hiking trails are nearby, as is the bike trail. All in all, a great week for us. I would recommend this property without hesitation.

    OConnell Family Vacation

    Our family (3 generations) has vacationed at this house for the past 4 years and will be next year 2021 also. Our family has had an excellent experience with the house and the owner. The specifics that we want to highlight are the house is spacious, the backyard is large for family games, the spectacular view with water access and the multiple large tables for family games and eating.

    The homeowner is very thoughtful by calling upon arrival to check if all is in order, if there are any questions and was quick to respond once when we had an AC question. The homeowner does at least one improvement each year and we look forward to see what he has done. The homeowner also provides information on beaches and local restaurant recommendations with pricing to assist families.

    Lastly, the homeowner this provided a care package of disinfectant supplies to be used during the week. He also stated, prior to our stay the extra precautions scheduled with his cleaning crew assuring us of safe vacation. We thoroughly recommend this home for your summer vacation!

    You will love the views, the quiet setting and the serene comfort

    David, the owner, is very kind and helpful and the home is in such a beautiful location we fell in love with it! First off the place was clean when we arrived. We loved gathering in so many places of the home. We made good use of the owners' three kayaks and rented two SUPs from SUPfari Adventures and saw such beautiful sites of nature on the adjacent lakes to Mill Pond. Just a few strokes through a water way, and you will see Blue Herons, turtles and frogs, a family of swans, and plenty of ducks. We enjoyed the corn hole! One thoughtful item is the thermal coffee pots they keep the coffee hot. There is plenty of cookware, fridge space with two of them and glassware. The mattresses and pillows were all comfortable. We took up the recommendations of the 'house directory' for a few meals that were spot on! Thanks David for a great week we will recommend your place without reservation and will return for sure. show more show less

    Comfortable Home with Lots of Space and a Great Little Beach

    We greatly enjoyed our stay at this lovely Brewster home. There is plenty of room and the house was very clean and comfortable. It was nice to have plenty of bathrooms with large, comfortable beds. The pond was clean and beach access was easy. There is a great view of Upper Mill Pond from the sunroom. The owner is very nice and very attentive to the needs of the tenants. The Friday to Friday rental period worked out well as the traffic was less congested than the usual Saturday weekly rental period.     I grew up in New York but my parents began taking my sister and me on summer vacations to the Cape from the time I was nine. It was then and still remains one of the most magical and extraordinary places on the planet. Walking out on the Bay flats at sunset, standing atop the dunes before descending to any of the pristine Atlantic beaches from Orleans to Provincetown and, most special for me, stepping into a crystal clear sand bottomed fresh water pond- I can't think of anyplace with such a wonderful variety of locations at hand. As I grew into adulthood I kept coming back to the Cape as often as possible, always looking to rent a house on one of the unique sand bottomed ponds. Then, in the summer of 2008, the owners of this Brewster pond house decided to sell, the same summer I was renting there for 2 weeks. In spite of the timing coinciding with a financial crisis, I never gave it a 2nd thought; I was lucky to be in the right place at the right time and fulfilled a lifetime dream in acquiring the house. I promise you Upper Mill Pond is one of the best kept secrets on the Cape! As crowded as the Cape gets over the summer, you will neither hear any traffic nor compete for your own private beach on the pond.

    What is special about this property?
    Upper Mill Pond is one of the few sizeable SANDY BOTTOMED ponds on the Cape (almost 2 miles long) perfect for sailing, kayaking and fishing. It also connects to 2 other ponds (Walker's Pond and Lower Mill Pond) allowing for exploration and variety. The house is located on the east side of the pond so there are glorious sunsets from the house, deck and private beach.
    The layout of the house provides different gathering rooms: living room, sun room, family room, deck, etc. where you can watch TV, send the kids downstairs to play games, read quietly or sit and talk without being on top of one another.


    What is special about your town?
    The "town" of Brewster runs along the north shore of the Cape straddling Route 6A. In fact, there is no town center. Far less commercialized than the south shore along Route 28- way less congestion yet everything is easily within reach (20 minute car rides to Hyannis or Orleans, 30 minutes to Nauset Beach on the Atlantic, 10 minutes to an access point of the Cape "Rail Trail" for biking. The "Flats" of Massachusetts Bay run the length of the north shore; at low tide you can walk out over a mile along the exposed sand- just be mindful of the turning tide which can come in faster than you might imagine. You'll want to catch sunsets at the bay beach (though they are pretty spectacular from the deck at the house as well!) and, if you're lucky, if low tide coincides with sunset you're in for an even more special sight.
