Our enchanting, year-round ''upside down'' house is located on a one-acre wooded lot on a quiet cul-de-sac; we are in the Old King's Highway Historic District, just off of 6A on the north side of Cape Cod, and only fifteen minutes from the bridges providing access to the Cape. The award-winning design of our home features a classic exterior and a light, airy, and beautiful interior. It is an informal and comfortable house, with a well equipped kitchen, four bedrooms, two full baths, three living rooms, and many outdoor spaces, including a hot tub off of the back deck.

Our numerous windows, careful layout, and an elevated location contribute to wonderful light and excellent cross-ventilation year round, along with central air conditioning as needed. An efficient gas furnace, wood burning stove, and storm windows provide comfort in cooler weather. The house has rapid Internet connection, two ''smart'' HDTVs, ''Alexa'' and a Bose CD player for music, a couple of work spaces, a ping pong table in the basement, and lots of toys, games, art supplies and books for both adults and kids.

The second floor is the primary ''living'' area of the home, with a dramatic great room containing open space living room, dining room and kitchen; the cathedral ceiling is lit from above by a ventilating cupola. The picture window in the second floor living room looks out onto sky, forest, marsh, and harbor, an ever changing vista depending on tide, weather, time of day, season, etc. This comfortable living room has a wood burning stove for winter fires, a small TV, and plenty of seating. Also on the second floor is a fully equipped kitchen with tea/coffee (including a Nespresso machine with frother) and basic food supplies provided for your use, as well as a very quiet dishwasher. The adjoining dining room has a large table that can be expanded to seat up to 10 people and a delightful window seat with bird feeders right outside the windows. A large screened porch opens off of the living room. The 2nd floor master bedroom has a comfortable queen bed, two bureaus, large desk with printer, and two clothes closets. There is an en-suite full bathroom, with shower and bathtub. A cozy, south-facing ''porchette'' opens off of the master bedroom, and is a wonderful outdoor space for sitting on a sunny Spring or Fall day. Since the second floor is the main living floor, it is perfect for a couple who want a contained, but complete, space (please inquire about reduced rates for a couple).

The first floor has three additional bedrooms (two bedrooms with a queen and single bed, and one bedroom with a queen bed); a second bathroom (with shower); a comfortable living room with a large TV and work area; and a light-filled, cozy sunroom for additional seating. There is a very private outdoor shower right outside the side door. The large north-facing wooden deck off of the first floor living room can be accessed by an exterior spiral staircase from the second floor screened porch and also from the first floor living room through French doors. This deck has a forest, marsh and water view, as well as seating, a table, a grill, and a hot tub. Relaxing in the hot tub looking at the starry night sky is a wonderful experience.

We have a large lawn with many trees, rocks, and shrubs; it is very safe for kids, as it is well away from the road. We have a circle swing and a hammock set up during warmer months, lots of room. As noted above, we have several comfortable outdoor spaces, including a screened porch, small porch off the master bedroom, and a back deck with grill. The delightful new HotSprings hot tub sits directly off of the back deck. We also have a very private outdoor shower and an adorable play house with deck overlooking the vernal pool. We also have bikes, kayaks, beach equipment, etc. for your use. Our long crushed-shell driveway can accommodate two to three cars comfortably, with electric car charger, if needed. We have a couple of immediate neighboring houses, but they are barely visible, and our street is very quiet.

While our home feels private and secluded, we are within an easy drive of the villages of Barnstable and Hyannis and very convenient to shopping, restaurants, art galleries, ponds, beaches, scenic drives, etc. Our home is immediately off of historic and scenic Route 6A and one mile from Route 6 (the Mid Cape Highway), which provides fast access to all points on Cape Cod. Our local Whale Watch is just down the road at the Milway Marina in Barnstable. Hyannis, the Cape's biggest town, has frequent ferry boats to Nantucket and Martha's Vineyard, as well as a mall, and many shops and restaurants, etc. on the colorful main street. The Cape Cod YMCA, which offers reciprocity with other Ys, is one mile down the road from our house. We are within an easy drive of a number of delightful beaches, on both the north and south shores, and also have several nearby ponds. Opportunities for hiking, biking and kayaking abound.

We have somewhat limited availability in July and August because we have family visitors (though you are welcome to ask!) Those familiar with Cape Cod know that the ''off season'' here is quite wonderful. From September through June on Cape Cod you will find fewer tourists, moderate island temperatures, constantly shifting light, tides and seasons, free access to all beaches and ponds, open shops, restaurants, galleries, etc., and a relaxed atmosphere.

Ben and I love being in our house in Barnstable during every season of the year because of the temperate climate, the peace and quiet (particularly during the off-season), the proximity to the sea and endless natural beauty, the ever-shifting play of light on the marsh and water, and the diversity and charm of the Cape Cod towns and landscape.     We had 6 older adults in our group staying at Marcy's home in Cape Cod. The home is beautiful. It is quite large with many sitting areas, windows and views of the trees and nearby hills. The 6 of us were very comfortable there. The home is a great jumping off point to explore the numerous beaches and other natural areas. We enjoyed the relatively quiet northern side of the Cape, with its small towns and local attractions. But in 30 minutes or less, we could be in the bigger port towns on the southern coast like Falmouth, Hyannis and Chatham. Falmouth is a good place to take the ferry to Martha's Vinyard. We enjoyed the tour bus around the island to learn its history and culture. The longest road trip to Provincetown was only about an hour and not to be missed. We went to a Broadway-qualify play in Dennis at the Cape Playhouse, only 15 minutes away. The fantastic whale watching trip from Barnstable Port was just 10 minutes away.
    So much to see and do, so close. A great trip.

    Another great stay at Marcy and Ben's home. Communication was easy and clear. Their home is in a terrific location on the Cape, close to many beaches and other sights. And, if the weather keeps you indoors, the house is cozy and has wonderful views to gaze at from the living room.     Marcy and Ben were fabulous hosts. We were fortunate to meet Ben and Marcy in person, and they could not have been more warm and gracious. Everything about the exchange and our stay worked smoothly. Their home is thoughtfully arranged and equipped for a comfortable stay, and the house book is thorough.     I am Marcy Lay, owner of this amazing home! While my husband Ben and I spent most of our adult life in Maryland, raising children and pursuing professional careers, I have strong ties to Barnstable, having spent summers here during childhood and into adulthood.

    This house, built in 2000 as our retirement home, was rented out regularly through various listing sites until we moved here in 2010. Over the past 15 years, we have enjoyed frequent travel using home exchanges, and have welcomed both renters and home exchangers into our home while we were away. In late 2024, we decided to rejoin WeNeedaVacation to support our renewed rental efforts.

    I have had successful experiences sharing our home with a great many individuals, families and groups, both renters and home exchangers over the past 25 years. I very much enjoy communicating with prospective guests. Renters and home exchangers have always given us extremely positive feedback and excellent ratings. While the numerous reviews on previous rental listings are no longer accessible, I have included a few of our many 5-star Home Exchange reviews here.

    Ben and I believe that opening our home to strangers is an exercise in mutual trust: you trust us to facilitate the creation of happy memories in a comfortable, clean and beautiful space, and we trust you to treat our home with the respect and care you would give your own. After 25 years of opening our home for others to enjoy, we are looking forward to welcoming you!



    What is special about this property?
    Ben and I love the fact that our house is on a cul-de-sac at the end of a long driveway. Because our home is so secluded, we feel completely surrounded by nature, despite the fact that we are, in fact, extremely convenient to ''civilization.'' The property is private, quiet and peaceful, with a lovely marsh and harbor view to the north, and expanses of lawn, shrubs and trees everywhere else. Because we live in an ''upside-down'' house, the aspect out of all windows on our main living floor is of foliage, sky and water, with the illusion of being in a tree house.

    We also love the architectural design of our house, which is beautiful, extremely comfortable and serene. The ''upside-down'' feature allows a couple to live entirely on the second floor if they so choose, with upstairs access to comfortable and cozy indoor and outdoor spaces. Because the first floor has 3 additional bedrooms, as well as two additional living rooms and access to a back deck, there is plenty of room to accommodate other guests, while providing privacy for all.

    Due to the temperate climate and natural beauty, we enjoy life here during all seasons. Once the leaves fall, the views of tidal marshes are breathtaking, and we love being cozy by our wood stove in the winter. Cape Cod off-season, after the summer tourists leave, is beautiful and peaceful. After exploring all the wonders of the Cape during the day, you can look forward to relaxing in our hot tub, with bats at dusk and stars at night.


    What is special about your town?
    We live in West Barnstable, one of the seven villages of Barnstable Town, and less than 15 minutes from the Sagamore and Bourne Bridges, gateways to Cape Cod. Of the fifteen towns on Cape Cod, Barnstable is the largest. Each if our villages (Barnstable, West Barnstable, Centerville, Cotuit, Hyannis, Osterville, and Marstons Mills) offers its own seaside charm and beauty. We are located directly off of historic and scenic Route 6A; a road trip to Provincetown along the ''Old Kings Highway'' is a delight. Our home is also less than five minutes from the mid-Cape Highway, which easily accesses all areas of the Cape from Sandwich to Provincetown.

    Our house, despite its private and secluded location, is only 10 minutes from all the busy shops, restaurants and other attractions of Hyannis, Cape Cod's main town. We are very convenient to the local whale watch and ferries to Nantucket and Martha's Vineyard. We have many north and south side beaches within easy driving distance, as well as our delightful local Hathaway's Pond. Hiking trails abound in our area, as well as opportunities for kayaking and biking. If needed, we can provide you with kayaks and bikes to use.
